Many models include upgrades that are essentially custom options that aren’t offered. Some people certainly just ask for the same design as the model kitchen, which will be nearly top of the line in most cases. |
How much are the premiums? |
This is too much money. To get everything from the model home. I have heard their basic options are pretty good.
I would just ask them to give me most of the upgrade that they have in the model home. Their models are always very nice and I hope it is not because they use the most expensive options on them |
Thanks for sharing. Which model did you see? Would you mind sharing some of the more interesting option pricing options? I'm curious about their luxury outdoor living space and how much they are charging for a finished basement. |
Defer to the posters that went, but in a similar priced neighborhood we went to, the luxury outdoor living ranged from 35-45k depending on the lot grade. That did not include any steps down, etc., if the lot was slopped. The finished basement was about 20k just for the rec room. I believe it was almost double to add the bathroom/bedroom. Like I said, probably a bit different, but likely a good ballpark. |
Thanks. I'm PP that asked the question. I think $20k is about right/standard for finishing the rec room with carpet. I'm curious to see the outdoor living space figures. That's something I might consider, tBH. I'd consider that, plus finishing the bsaement right away and maybe a slight upgrade in the kitchen and bath (nothing crazy). |
Yeah, we're trying to decide whether or not to go with a new build and would likely only do something similar--I am torn out the outdoor living space and will probably prioritize a flat lot that would let us sort of do our own thing easily enough in stages that would maybe let us use the yard in more ways. Our first house was a new build and we had a blast designing the outdoor space, used it all the time. We would plan on being in the home for a long time, so the idea of spending a boatload on upgrades for the kitchen and baths likely doesn't make sense for us, knowing we'll want to change/upgrade down the road. Going up by one level for cabinets, I believe, gets you decent cabinet options with the soft close and then I'd just want a good looking countertop for the kitchen. |
to those of you that are going to buy here: aren't you worried about possible school rezoning? |
For those that have gone, were you offered any incentives? I’m guessing no but just curious |
Saw the Windmill. Outdoor living ranges from 40k-48k depending on flat vs walkout. Basement 35k, plus 20k if you want bedroom, bathroom and media room. Outdoor fireplace was around 8k, unless you wanted a fancy 60 inch one for over $16. Also, the outdoor space doesn’t include the sliding door for 10-20k depending on size and model. As you can see, these options add up fast. 20k incentive |
I'm not buying here after looking, but I think school rezoning should be an ever-constant threat for anyone in the Maryland 'burbs. Know MoCo is in the process of a much bigger plan that may raise this more, but it seems MoCo (and a bit farther out, HoCo) damn near always on the move. That just may be my perspective from having grown up here and gone through it myself several times, and then watched friends do the same more recently. |
I assume if Mt Prospect gets rezoned, it might go to the new Crown HS or Quince Orchard? That wouldn't be so bad, the area around Crown has a good amount of newer, higher end homes. |
I went there and put down a reservation on a lot as well. It is a close call for us, given that we did not really find a lot we like and the premium is still huge. I am not sure if we will buy.. still deliberating .. With options this is a $1.8m buy which is quite high for this development and the weird lots available now |
Even if you’re ok with the school it gets moved to, expect the value of the house to drop about $100K when you lose the Wootton premium. That’s hard to swallow on a purchase like this. |
100K is not a big deal for this folks buying there as the demand is supper high .. I saw many people there begging to be reserve lots, but there were none available. |
