what is the alternative if you want a TB home in moco or northern VA? this is the most affordable. in VA you are looking at $2m+ base prices. the problem here is the lots are not good and the streets look very small |

Can you talk a little bit about the lot premiums? Are they built into the base price or do they vary per lot? Can you explain the issue of "weird lots"? |
Premiums are like 10-35K for the Orchard and Hamlett.. If it is closer to lake more premium...more land - more premium...etc
Less premium for homes that they "pre choose" to build. So, some he has picked the models and you just choose that site and so the premium is less. The Orchard lot has even lots but the Hamlet lots are uneven. Also, due to the long elongated shape of the Hamlet's the lot looks even weirder... Orchard's are beautiful! Loved it. |
They are not built into the base price.
The Hamlet's also have MPDU units to the back of their garages... Also, the county is putting a requirement of "3 car garage mandate" in some of the Hamlet's. Which means their one car garage shares a wall with the other neighbor garage. very strange. Also, Toll asked for larger roads, but the county purposely gave them a narrow entry road from the circle so people won't start parking cars on the entrance road. There is ample street parking through out the community. Roads inside are a bit wider than the entry road. |
If you look at their website you will see that there are really only 4 lots that can accommodate large homes in the windmill collection. lots 9, 10, 11 and 18, but they all have weird shapes, not in rectangular shapes for good backyard |
Looks like Parkhurst went up by 50k and Palatine by 100k.
As for the lots, I agree they are oddly shaped so will wait until other lots open. But I am worried that the lot and base will go up since they already have increased on some models based on demand. |
Yes it is the same dilemma for me lol .. The prices for the most popular models have gone up significantly already .. 100K for palatine! you need to get the Renwick or Ridgeview to get the original price lol .. I love the ridgeview, but they don't have a model |

When we went yesterday, two Hamlets were gone and 4 Orchards. Not sure, of the Windmill. Wanted to go in just to tour it but that was a diff sales team and diff. appointment. |
I live in this area and most people it would be a big deal to. I find it hard to believe 5%+ on the value of your new home wouldn’t be a big deal to most people, but maybe it’s attracting people with more money than sense. This area is not Uber wealthy and it would be a huge concern to most. The real estate market is quite strong now though in this area. I’m shocked how quickly million plus homes are moving. |
Every home in this area is selling fast... Our neighbors bough a 20 year old home in North Potomac for a million...
