When we bought the windmill palatine model look alike with all the trimmings in phase 1 for 2.1 million 2.5 years ago, even I thought we were crazy. Its appraising for 3.1 million now minimum. Before you call me a toll brother troll, all I will say is if you can afford it ,go for it. So much has been said on the forum over the last 3 years that the estate will go south but it has not happened. Total lots left are about 4. The lots will sell sooner than later and toll brothers will move to the next project. That's how things are. If you can afford it ,get in. If you can not ,keep moving but prices are not crashing. If you believe that, you're living in la la land.

There’s plenty of excellent real estate around the area. You make it sound like Mt. Prospect is the last bit of land left in North Potomac.

Can we just say Gaithersburg?

You can, but it's not though. Those who live in this area don't pay anything to Gaithersburg. It might not have been its own thing back in the day, but it has been separate for a while now. Not that one is better or worse--just not the same. It's like US hasn't been part of England for a while.

So glad you came in at page 149 to say this. Very insightful.

Yay! I’ve been waiting. So excited.

It's been on the market for 37 days, so evidently your excitement is just curiosity.

Looks like there was a daycare in the basement. Also, why is it connected to the neighbors at the garage?

Good question! I think ithe reason some of these are connected at the garage was because it was part of the compromise so the county would agreed to the development---or so I'm told. I think the ones connected are technically a duplex or something. I don't mind my house being connected, but it is kind of silly when you first see it.

What is Darnestown? Is that Gaithersburg, or Germantown? Both Darnestown and North Potomac are designated the same as being independent census designated places with the same zip code. For some reason, nobody has a problem when someone says “I live in Darnestown” but same folks have a problem with North Potomac.

why didn't they choose the old names, Berryville, Tobytown, or Poplar Grove.

A duplex would be more akin to a townhome. some of the hamlet collection had detached single family homes with 3 car garages which share the same garage wall as another hamlet detached single family home. I wouldn't classify it as a duplex.

As for the two homes that are recently listed for sale, IMO the Scout Lane listing clearly appears more luxurious and a better value/location than the Kip Terrace listing.

Who would buy these when you could get a lovely house on acreage in the same or a better neighborhood?

Most of those are older and need updating (I live in one). I get the appeal of a new home and that's why.

I like it, but the outdoor space seems so public. I feel like the first thing I'd need to do would be to plant a bunch of tall trees around the perimeter of the outdoor space.

There’s most likely HOA rules and it would make the tiny lot claustrophobic.

Paying 1.7 for anything with shared walls in this part of Maryland is ridiculous. That is why this house is still on the market. Who wants fake single family home that is actually a duplex. People pay a premium not to have their house connected to their neighbors.

The problem I have is these homes for sale have very little upgrades. Who buys at this price with builder grade fixtures? At least one of the ones on scout lane upgraded the kitchen, but the others got basic. I wouldn’t buy a home for close to 2M without a stand alone range or upgraded kitchen. Makes me think they nickel and dimed other options.

None are selling.

It’s unfortunate. All are beautiful homes. The DMV market is rough right now.
