But the DMV market isn’t actually rough at all. Everything is selling closer in. Unfortunately I don’t think people want to live so far out anymore with the horrific DMV traffic.

All 3 houses on market now futher reduced on the price, not sure if this is a good timing to buy (for anyone interested in the toll brothers houses)

Look, just because they could take a group of the richest kids out of the entire cluster of Wootton, from a location that has no roots in the community, and move them to a poorer school that is literally down the road from Mt. Prospect does not mean they'll do it. They have so many other options. For example, they could take some of the poorest kids out of the Wootton cluster and move them to Crown instead. I think that would be best for everybody because my house value wouldn't go down.

Good question! I think ithe reason some of these are connected at the garage was because it was part of the compromise so the county would agreed to the development---or so I'm told. I think the ones connected are technically a duplex or something. I don't mind my house being connected, but it is kind of silly when you first see it.



A duplex would be more akin to a townhome. some of the hamlet collection had detached single family homes with 3 car garages which share the same garage wall as another hamlet detached single family home. I wouldn't classify it as a duplex.

As for the two homes that are recently listed for sale, IMO the Scout Lane listing clearly appears more luxurious and a better value/location than the Kip Terrace listing.


Paying 1.7 for anything with shared walls in this part of Maryland is ridiculous. That is why this house is still on the market. Who wants fake single family home that is actually a duplex. People pay a premium not to have their house connected to their neighbors.

Two Windmills are on the market! The one for $2.35M is brand new — a sale that fell through (the buyer is struggling to sell their current home). The one for $3.5M hasn’t been lived in for even a year. They listed it for almost $800k over what they bought it for… why is that?

Those two homes are very comparable. I don’t understand why one is a million dollars more.

It is an optimistic listing price given the recent sales environment. The Kalarama model is larger though and was the flagship once they stopped building the Palatine models, which explains some of the cost difference between the two. Perhaps 2.75-3M.
