Oh good, another Toll Brothers development that will linger suspiciously on the first page of DCUM's Real Estate forum for months.
Can the mods please check the source of these "new comments" and delete this thread if they come mostly from commenters who oddly enough don't comment on any other threads (except maybe the thread on Toll Bros' Mount Prospect)? Toll Brothers should have to identify -- and ideally pay for -- its advertising. |

I’d like to know this too. Are their families with very young toddlers and infants moving into this neighborhood or does it skew older? Also I have no intention of joining the email chain referenced above (no offense.) Although I think it’s a great idea, I just …well I’m skittish. It’s a nice little neighborhood and would be great if there are a lot of families with young kids, but not great for my particular family if thst is not the case. I’d love some feedback from people who have already purchased. |

I'm the PP - same here re: the email! I'd have to create a fake email since I wouldn't want to use my actual email. I also have very young kids so a planned community with lots of kids sounds pretty cool. If not, then this isn't my thing. |
I have been looking at the Amalyn. It looks close to 270. How is the traffic noise? |
traffic noise is very bad. We live in the surrounding established neighborhoods but we like to walk to the new development and check out the construction. Shocking how noisy it is especially as Greyswood Road goes into the development. It seems like the condos/townhomes which are situated deeper in have less noise. |
My family is a buyer at Amalyn (under contract with Toll). We have young children and have met a few other families who also have young kids. |

There has been a sudden price INCREASE!! Does this mean they are nearly sold out at Amalyn Bethesda? Does this mean that the Amalyn homes are nearly sold out? Is now the time to buy just before all of tne Amalyn homes sell out? Why would Amalyn increase the prices unless there was currently a rapid demand??? Is anyone here going to immediately put money down to lock this in?? Any feedback would be helpful. |
I can't speak to amalyn specifically, but there has been a wave of buying in January. Some people think it was a slight dip in interest rates, or maybe it's just the normal "spring" activity, but it's been a crazy reversal from the slowness of late last year. Wouldn't surprise me if toll saw a wave of buyers and felt like there was room to increase prices. Who knows if this will last. |
