Can anyone who lives here comment on this community? Considering buying a house there.

In addition to the noise, that's a significant source of air pollution and is horrible for your health. ESPECIALLY so for young children.

I read the report ( uccs.ucdavis.edu/sites/g/files/dgvnsk12071/files/media/documents/CalSPEC-NRIAP-Report.pdf ). It states that these health effects (from exhaust, tire dust, etc) affect those who live within 500-600 feet downwind of major roadways, and that the effects are sufficiently mitigated by either sound walls or tree barriers, both of which exist or are under construction at Amalyn, so I don't think this will be an issue.

Since I followed this thread while I was considering buying I thought I’d share. We have lived here for about a year. Despite both the doom and gloom and rainbow comments here the community is like many other communities in this area, lots of good things, a few annoying things and some indifferent. Our house has had no issue since we moved in, the warranty coverage has worked as expected and we have had no issues getting stuff addressed. The community center is lovely, and despite a few hiccups with getting the pool opened this summer, it is a great space. It promotes a sense of community and there are frequent HOA sponsored events for everyone to mingle. Lots of young families (in my enclave of 6 homes alone there are 5 kids in the same school year).

Yes, areas of the community are loud, made slightly worse right now due to the tree clearing as they build the sound wall. Once the sound wall is in I suspect it will be mitigated substantially, however the homes closest to the highway line will likely always be loud. There’s a reason those are the last lots to become available. We are well embedded into the built up community and hear nothing. It is a nice walking distance to the library and the local park, with the community park set to open in the spring. In regards to the size, style, etc of the house, well that’s personal but we like ours. Our lot provides us with a decent amount of backyard however lots of homes in this area are hardly swimming in land. This isn’t Potomac.

All things considered we are very happy here and are looking forward to having the community done (which they estimate will be about 18 months from now). The houses don’t seem to be having trouble selling so I’m clearly not alone in this sentiment. But remember, different strokes for different folks and I realize this isn’t everyone’s cup of tea.

Folks who got in early with best plots further from highway got a great deal. I know the haters don’t want to admit that

No airplane noise

There’s quite a lot of highway noise on the outer edges of the neighborhood. It’s not bad in the inside northeast side

I suspect that the traffic noise will be substantially lower after the noise wall along 495 is constructed and after all of the houses and trees are in place.

Thank you for sharing your experience. We are looking to buy a single family home on Renita lane. I see that sound wall is being constructed on 495 but we may need to make a decision about the purchase in a few weeks, so if anyone has a home close to Renita Lane, can you share your experience with noice?

Also, if anyone has experience going to and from Herndon from this community during rush hours i would like to know as my office is in Herndon. We want to be in Bethesda as my wife works in Germantown MD, so Bethesda is middle ground for us.

These are so close to 495 that I can't imagine the noise. The wall might help a little but I have also read it can increase noise further away in some cases as well. Not to mention the pollution and poor air quality near 495.

Renita was a great location. Families, curvy street so people didn't go speeding through, that dead ended at Amalyn. Now, county required a cut through, so the speeding that happens on Greyswood = Renita. But Greyswood is straight, and much wider than curvy, narrow Renita.

The problem from Herdon won't be getting there (esp if you leave around 7am, it will be coming home - traffic around the bridge is a nightmare, amd theres no way around it - can you work 6-2 or 10-6?). Meanwhile, to Germantown is reverse commute, going up 270 when everyone is coming frown, and coming down when everyone is going up. You will easily have a 90 minute commute coming home, spouse will have 20 minutes each way.

My friend was in a similar situation to you. He was able to get much better value and a nicer lots and location away from 495 by buying a tear down and building semi custom. I'm not sure if the noise, pollution and suboptimal value ( remember Toll Brothers is a publicly traded company with comparatively high margins) is worth the trade-off for that community feeling many people like.
