Wow! If there are actual buyers bidding on these...this is why that house sale in another string on Greentree Rd might have gone for $1.72M and not $1.27M. I wonder if this development will get direct access to Democracy at some point? |

It is 309 single family and town homes, all with 2 car garages. And, they are opening a route from Green Tree to Fernwood (no such cut-through exists now). Fernwood is already a hot mess during rush hour (am and pm), those additional 618+ cars, in addition to all the cars cutting through from Greentree are going to add a ton of traffic to Fernwood |

It’s a large new build home in a nice community with a lot of amenities in a great school district. A lot of people will jump on that. Will also be a great place to know your neighbors since everyone will be moving in around the same time. I can’t afford to live there but would definitely consider it if we could. We had to settle for a smaller place in this market. |

Totally. Toll brothers pricing is crazy. Tripointe is the better option. The home will actually finish at 2.2 mil for tripointe. Toll brothers will finish at 2.5+ for the moderne collection. Once this crazy market dies down, u will have trouble finding a buyer. Also a hefty HOA fee for this area along with the traffic… |

Toll Bros. is among the higher end production (versus custom) builders. Their quality is good, and they offer extensive (and expensive) structural and other options which align with contemporary tastes. Their bidding process for lot premiums is very consumer-unfriendly, because each bid is a best-and-final, with no escalation clause allowed, and each buyer has no idea whether there are any other people competing for the same lot or what prices any competitors are offering or what earlier buyers have paid. So, you can end up competing against yourself as a buyer. Nonetheless, this approach is taken at many TB communities, especially those which are higher priced, because demand for their product is very strong. They have no trouble rapidly selling every lot they offer. In conversations with several different residents in a higher-priced TB community of SFHs in NoVa, each expressed satisfaction with TB construction quality and after-sale service.
