Ch Ch MD - prettiest dream house I've seen in years

Anonymous
While I don't dislike it the way most of the respondents have so far, it isn't a house I would buy, either. It's the sort of house I wouldn't remember if I visited it, and for that price, I would buy something memorable.. There is too much white for my taste.

Yuck.

Poorly staged flip, or do the owners simply lack any taste?

Bathrooms look cheap.

Not a flip: it's a new build! I'm guessing if you checked the portfolios of all involved, this is their priciest involvement ever.

Seller: SMITH WILLIAM ET AL TR Date: 02/19/2015 Price: $1,225,000

Not $3 million worth of renovation.

Flippers spent maybe 3-400,000. Maybe 1.8

I don't have anywhere near this kind of money, so maybe my opinion doesn't matter, but there has GOT to be something with character for this kind of money.

I just kept thinking that this doesn't look like a $4m house. It just looks like a $750K house that got put in the "make it big" machine. It has none of the characteristics that I would expect at that price point except sheer size.

Everything is just so boxy and big. Yuck.

Also, at this price I'm expecting a damn pool. The landscaping and exterior is really a let down for $4m+. I expect outdoor living areas, an outdoor, kitchen, built-in grill and exquisite masonry, pool, etc.

More comments:
The roof does not appear to be slate. COME ON. So many homes in Kenwood have the classic slate roof and this builder appears to have skipped that detail. At $4m you better have a f#cking slate roof in Kenwood.

The home is lacking thoughtfully considered details. I'm not seeing the little touches that make buyers of a $4m home fall in love with it. For example, the 2nd floor landing at the top of the stairs. It's just empty space...no consideration by the developer to make this a usable space. Where are the built-in bookshelves or storage?

Zero window coverings in this home. The developer should be providing window covering design services for whomever buys this house. It will need at least $30K in window coverings.

This is a $2.7m house parading as a $4.3m home. I'm not seeing any recent comps (in last 2 years) that support this price.

Slate is terrible, I would pay to remove it. I would request Tesla roof or stick with architectural shingles..

All roofers will tell you slate roofs are the best roofs out there. They last the longest, are the most durable and most solid. There's a reason why people had slate roofs to begin with regardless of the higher costs versus shingle.

Like, down to the fact that the faux grocery list on the chalk board is labeled "Wegmans." Not "Groceries," not "Store List," not "We Need," but Wegmans. Because we don't go to Giant like all the poors!

It’s even weirder because there’s a Whole Foods like right around the corner/down the trail.

And the closest Wegman's is in Germantown or Fairfax. Pretty sure a Kenwood resident isn't going to Germantown to go grocery shopping.

This one kills me:

I know! I was too lazy to cut and paste but I would title that ‘Recreation Day in Solitary Confinement’ .
I mean, isn’t that the straight jacket on the floor there?

Boring pedant here, that's part of a 'vintage' cricket kit, because Kenwooders, in their fantasy life, are straight outta' Surrey!

But no - it’s satire because if you look closer I’m sure it’s a straight jacket.

There are other houses on the market in Kenwood have tons of character. You know, the original houses with yes, slate roofs.

Besides the decorating extremes, pretty details like medallions, oval windows, gorgeous yards, no reminders to go to Wegmans...
Was this one a tear down? Does anyone know if what was there before was an original Kenwood house or just something to be torn down...

Ok, I am in disbelief that so many people hate on this house and staging. I am not commenting on the price of this home. While it may not be everyone's taste, it is simple, yet luxurious, timeless and classy. Staging is meant to be a play on a prospective buyer's imagination. If you don't have one, it may seem uninspired, cold or strange.

Monochromatic style of decorating is not the latest fad. It is timeless and white/grey/wood/brown combo with lots of textures and mixed metals will outlast any color trends. It seems that most DCUM visitors like cookie cutter Ballard Designs with colors, patterns, everything matching and lots of junk and clutter. This one is not. It is understated. It withholds clutter. It also has a character, just different than what most of ya'll are used to.

I love the home. The staging is questionable but the rest I love.

I guess I'm cold.

Not a flip. It’s new construction.
