I keep reading about rumors of a price bubble. Id be afraid to pay top dollar for anything and this house looks priced high.

This house isn't in UP. IT's in College Park which is still a less desireable part of PG County.

I thought it showed well too. Almost all the houses in that neighborhood and surrounding neighborhoods are old and need updating. This market had a lot of high priced homes flying off the shelf in Hyattsville, Mount Rainier, and UP so I didn't think the original price was that high.


Well apparently it was because it surely hasnt flown off the shelf.

Yes. It's probably the best investment out there right now in terms of buying low and selling high.


Agreed! Plus this area is walkable, bikeable to Metro/Marc, Whole Foods, and downtown College Park.


I'd be afraid to buy this high and try to sell higher. Does anyone remember what has happened in the last 10 years with prices?

Uhmm what's the deal with UP vs CP which causes the prices to be higher? I thought that part of CP was in the same school district as UP.

As for buying low and selling high, the Amhurst house is not a house for that. It's alteady priced way too high.

Really disappointing to know, as the house looks like it has potential. Was the basement unfinished and was there a sump pump? I always check for a sump pump in a basement especially with an older home.

Calvert Hills is zoned for UPES...UP is generally priced higher. I personally prefer CH location, more walkable but same school district.

No the agent Jean exclusively sells in Hyattsville, UP and CH. It seems but for those issues the house would have sold. If that home were in UP the price would have been in the 6xx. She has another listing that cannot sell in CH because of it's a wreck.

It appears that many of the houses in CH are in terrible shape. The owners are very old and did not upkeep their homes which is a shame. Homes in UP turn over more and are in better shape.

I don't think your statement is accurate now. Although it used to be.


UP is more attractive to ppl who don't want development. There is no commercial tax base for that town. I prefer CHbc it's closer to the metro, restaurants and is pretty walkable to amenities. Bc the university has now gotten very involved in the town it's spurred investment.

yeah, I didn't notice either, but I took my husband back later and he said bc the garage floor was so broken up and the bricks were so cracked on the structure that it had settled badly and further parking in the garage would make it worse. Also, he looked at the basement wall and showed me how bowed it was, from ground pressure outside. The surface of the wall was chipped and powdered, and areas showed water leaking. Scary.

The Erskine bungalow has been on and off the market for months. Somebody mentioned it needed lots of work. Anybody know what specifically needs to be done?

Almost everything cosmetically needs work, the structure itself seemed okay...but I didn't spend time examining.

No but the listing agent did tell me it needs a lot of work.
