Calvert Hills

You can hear the trains but it's not loud and can only really be heard with the windows open or from outside. We also have newer windows. I am sure sound also varies with proximity to the tracks, but the train noise is also a pleasant reminder of how close we are to the metro/marc... we can walk! Our buying experience was pretty smooth. The house we bought was on the market for a little bit longer than normal due to a leaky basement which we had fixed immediately after moving in. I am surprised how many people passed up a great house in a sweet location for a few updates needed for an older home that had been passed down for generations. Renovations just come with the territory for older homes. The City also does a good job of providing amenities. We love it.

Did you buy the stone house on the hill or the one with the red door?

OP Here -- Thanks for all the opinions and resident insight. Are there any special restrictions with Calvert Hills being a "Historic District"?

I don't believe so. It only matters if your specific home is considered historic per the PG Historic Society.

Thanks! I did see that house - very unique. I'm looking to stay in the 400's, so not an option for me.

Is there a town registry or anything to see which properties are existing rentals? I would like to know the status of neighboring properties before buying anything.

I know I keep listing homes in UP OP but Calvert Hills has been super slow this year. This just popped up. I actually drove past it on my way home and it has great curb appeal

Anonymous wrote:Great neighborhood but there is plenty of noise from the trains and Metro, and many of the houses are older and some not well-maintained. Last problem: you are somewhat trapped in that neighborhood, with Rt. 1 the only road in or out. Some times of the day Rt. 1 gets completely backed-up.

Should the Purple Line get built, it will provide a new connection to Campus Drive near the Leonardtown Apartments.

Nice looking house but it is on a major highway, route #1. Got to be crazy to want to live on that road.

OP this might be the perfect place for you. Walking distance to the WF, on a quiet block. It has never been sold before so expect it to be dated but that's not uncommon in the neighborhood: http://www.realtor.com/realestateandhomes-detail/4617-Fordham-Rd_College-Park_MD_20740_M62978-25248

Hard to say without interior photos. In general, it's in the range of those types of houses in Calvert Hills, but does it have central AC, has the kitchen been updated?

Who knows? 4617 Fordham has a shitty realtor imo. The typical realtors in the neighborhood would never be so sloppy with their listings.

OP here -- I like the houses that have come on the market, but haven't bid on anything yet. I'm curious on your thoughts... I could put 10% down on a 425k property in Calvert Hills/UP now or wait until I have 20% which would be another 18-24 months. Single income and make 125k with the only recurring expense being a $375 car payment. What would you do?
