Cute house. This is pure speculation, but in addition to its high-ish price, I wonder if buyers do not like that the house is on quite a steep hill. |
Price is too high. |
|
The house appraised for much less than the asking price and the home inspection found a number of issues, some expensive to fix.
|
Really? I find that surprising looking at the comps in UP. |
| We looked into the Amherst house. It's old and need some fixes/updates badly. Already failed out twice. I would not touch it was $500K |
interesting thanks for the insight! |
| I saw the house, it's beautiful. Yes updates are needed, but it showed well. The price is a bit too high. |
I thought it showed well too. Almost all the houses in that neighborhood and surrounding neighborhoods are old and need updating. This market had a lot of high priced homes flying off the shelf in Hyattsville, Mount Rainier, and UP so I didn't think the original price was that high. |
| Is this area of College Park a good place to buy for long term appreciation? I was looking at possibly buying in the area, as it seems to be on the upswing. |
. Yes. It's probably the best investment out there right now in terms of buying low and selling high. |
Agreed! Plus this area is walkable, bikeable to Metro/Marc, Whole Foods, and downtown College Park. |
| Apparently the garage cant be used to store cars even. The brick structure is settled and cracked. Also the foundation wall in the basement is very bowed and probably failing. Water and moisture in the basement has caused mold. My sinuses were going crazy down there. Pretty house but we thought better of it because it needs way too much work. Even the kitchen is from the 60's |

| The one on Amhurst really broke my heart. All the charm & personality went out the door when I saw the basement with the mold and water everywhere. To make matters worse, the one basement wall was ready to cave in! Kitchen was like something out of the home of Ward & June Cleaver. To compound matters, the listing was priced way high for Calvert Hills. Maybe if it was in University Park it might have been priced a bit closer to actual value. Then I heard thru the grapevine that the garage had settled & cracked to the point that you couldn't even park a car in it. Whoever came up with that price must have been smoking some premo stuff! Mabye the RE Agent didn't get his facts in order before posting this property? |
Umd campus has one. |
