Calvert Hills

Very interested in this neighborhood and would like to hear more about it. It seems that inventory is very low and houses go fast. Are there a lot of cash investors looking to rent to UMD students? I'm only looking at SFHs and I'm hoping some other normal buyers may opt for the new Riverdale townhouses instead.

Awesome neighborhood . Going to have a price boom. People are staying put with not much turnover. Love the bungalows with porches in there.

Great neighborhood and feeds into University Park Elementary.

I live here and I do like it. You should also look into College Heights Estates, their lots tend to be bigger. You could also look into University Park.

I have been keeping an eye on the market for a good friend of mine and so far this year, inventory has been low. A lot of homes are simply owned by very old residents--like 70+ years old.

I have also been watching the market for a friend. Houses that feed into UPES sell immediately (unless there is something majorly wrong with it) and inventory is very low.

There was a previous thread on here about Calvert Hills. It's a great neighborhood; my child (UMD student) has rented there for a few years. Good luck finding something; there doesn't seem to be a lot of turnover, and when there is, the houses sell quickly.

University Park is a lovely neighborhood; I'd definitely look there, OP! We love to drive through it when we visit the area.

OP these just popped up--they're not in Calvert Hills, they are in Old Towne but they will be new built custom homes, which is rare for that part of College Park. The building company is smaller and the builder actually lives in the neighborhood so the quality might be really good
