Loudon is far out and so is Howard. I say this and I'm in Frederick also equally far out. I think Loudon has had much better appreciation than Howard or Frederick though we've had decent appreciation in Frederick, imo.
Considering we're about an hour from DC and Baltimore, I'm not complaining.

Howard? No offense but it’s for people who want to commute to Baltimore, not DC. It’s almost like another region.

It's about why Loudon is always included in the "NoVa" comparison to MD but HoCo never is even though HoCo is just as far from DC as Loudon is. And also, OP was asking about HoCo. But for some reason (insecurity), NoVa folks *always* have to compare NoVa (all four counties) to MoCo, even though, once again, the thread is not about MoCo.

It's like people who are insecure and went to some name brand school, and they have to mention that every chance they get. I think someone started a thread about how his wife name drops how she went to Harvard in every conversation. Only insecure people do that. This is like some of these NoVa posters.


Nobody is insecure. It is what it is. Loudoun (not Loudon, Jesus please learn to spell it, you look like a bozo) is a suburb of the Dulles Tech Corridor. Where an engineer or a programmer can easily pull in 200-300k. There is no need to commute and be dependent on DC.

Meanwhile, Howard county has no major job hubs around it. Hence, values are lower.

It’s not rocket science and nobody is insecure (except you…since you seem to keep bringing this up), it just is what it is. There’s a reason why Loudoun and Fairfax have the highest incomes in the nation.

The local economy has shifted. The rt 7 corridor is one of he major job centers now. HoCo is still largely rural and exurban. It's analog in VA is closer to PWC or Fauqieur than Loudoun

The fact is the DC suburbs of Maryland are just dying. Once the center of money and affluence, they now only offer bedroom communities to DC lawyers and lobbyists. NOVA does that too but also creates jobs. Crossing the river from DC you look at the Rosslyn or Pentagon City skyline and think you are entering the region's economic center. Add much higher safety levels and its no surprise that, outside of CC and Bethesda, the only people who live in Maryland suburbs are those that can't afford Fairfax, Arlington, Falls Church etc.

It's bad enough that you keep repeating yourself, but even worse that you still haven't figured out by now how to spell "Loudoun."

It makes the Maryland posters look not only insecure, but also illiterate.

I was dragged kicking and screaming to NOVA for commute reasons. I was adamant I wanted to stay in MD forever. But 3 years later I realize it was a good decision. So many more job opportunities here for people like me (finance/product/tech). And lifestyle wise it’s not too bad actually.

You keep writing this in so many threads, and I guess you're basing it on nothing more than the skyline. It's true that Virginia has lots of tall office buildings (with vacancy rates hovering around 25%), but I'm not sure why you think it is some sort of paragon of job growth. It isn't. Here is the data:

So Virginia had 2.48% job growth in 2022, versus 1.54% for Maryland. Great, Virginia is better. But news flash, both states were below the national average. Virginia made headlines for getting amazon's hq2, but not sure what other job growth you really think is going on in Virginia vs Maryland. The data don't back you up.

I don't know how your property value has stagnated- you're in Howard County - the richest county in MD and one of the richest in the nation. I live in Montgomery County and see no decreases in property values despite the economy and the interest rates which is crazy. At least in DC, you can walk between all the big office buildings. In Virginia, everything is such a chaotic and unplanned mess that you have to get in your car to go anywhere, and you'll sit in bad traffic with endless stoplights. Tysons epitomizes this; just a total disaster. Like good luck walking to anything from the Cap One building. In contrast, if you're at the Marriott HQ in Bethesda, it's walkers paradise.

When did you buy in Howard County, OP? If you bought recently or before the bubble burst in the early 2000s, then I understand why you don’t see the appreciation.

But HoCo is doing just fine. So is MD.

Now that nobody needs an office anymore… Maryland was smart not to clutter the landscape in a mishmash of concrete.
