Howard county is pretty far out OP. And values really rose, in my opinion too high, in Howard before leveling off...we had been looking for a house there about a decade ago.
Assume the trend to "back to the office in person" has hurt values in Howard. Values in MoCo are steady or going up, even in my not so dcum desirable area of eastern MoCo. But we are also a short drive from a metro station. Think going back to work in offices has affected outer burbs in Maryland, especially those further from easy public transit, more than the inner burbs. |

Virginia has the largest number of jobs in the region with an increasingly diversified economy and - compared with Maryland - better infrastructure, better schools, better amenities, lower tax burdens, and lower crime. Driving around NoVa you get the feel of being in the 21st century. Driving around Maryland you get the feel of being stuck in the late 1990s.

Nova is notoriously a liberal pocket of VA. I’m a conservative and live in Loudoun. It’s a nice mix of both sides and like most everything else, when you’re off sites like this and mixing with people in real life that’s pretty apparent. I invite you to let go of the need to be so tribal. I can also promise you the schools out here are anything but conservative- having two kids here in the public schools. |
I don’t get it, either. It’s a very strange thing how tribal people are on here especially around geographic regions within the area. Quite frankly nowhere around here is even close to utopia. |
I think it depends on where in VA or MD. Thanks to travel sports, I've driven around more of MD than I ever wanted to. I think the area around Columbia seems like its doing well. Boyds/German town seems vibrant and reminds me of Loudoun. Meanwhile Annandale is every bit as depressing as any where we've had to go in MD. |

LOL. You call Loudon car flung yet you live in Howard Co. I worked at the Census Bureau in Suitland, and many co-workers lived in Loudoun Co as well as WV and PA. As far as RE, I agree with you. Maryland needs to bring in more businesses. |

PG is the next big thing. MoCo is bursting at the seams in regards to pricing with million dollar townhomes. The schools aren't even consistently that good throughout the county. |
Loudon is far out and so is Howard. I say this and I'm in Frederick also equally far out. I think Loudon has had much better appreciation than Howard or Frederick though we've had decent appreciation in Frederick, imo. Considering we're about an hour from DC and Baltimore, I'm not complaining. |
Columbia is always ranked high in best places to live. VA doesn't come close. |
