Nova vs MD real estate appreciation. Will MD ever catch up?

In the last 15 years or so NOVA has been the engine of job growth in the area. So much that areas far flung from DC like Loundon county has had significant growth and with it great property appreciation. MD on the other end seems to stagnate even under a republican governor. I'm not sure its going to improve under Wes Moore. I'm a long term MD resident and don't mean to diss it. But my property value in the most sought after area in Howard County has just stagnated over the last 15 years. Do you see hope for MD or is the gap just going to get wider?
What about MD turns off businesses?

HoCo is far out. Lovely home, large lots, great prices. Not seeing stagnation in the close-in suburbs in MoCo.

As for the business question, VA has our number for sure!

No, not in Howard county. Real estate is about location. Howard county is far from everything.

VA has cheaper taxes and gives more incentives to businesses. Have you driven by Tyson’s or even Reston lately? It’s booming and has become its own business district without needing to step foot into DC.

From my little corner of Bethesda, where I see that my erstwhile 650K house bought in 2010 is now estimated at 1.1M in 2023... I conclude it's highly location-dependent, OP.

IDK, but my house in Rockville has appreciated by like 30% over the past 10 yrs.

It’s a feature of VA being slower than MD to develop. It’s like how some small town in North Carolina has a higher rate of growth compared to NYC but only because they were starting from 0 so of course there is room for massive growth. VA is soon going to come to a standstill when traffic and congestion becomes too much to bear.

I'm originally from CA, lived in both SF area and LA. The SF area has no room for more development. LA sprawl allows for more growth, but even some of the areas that were being developed when I left in the 80s/90s is now considered fully developed, and they are now developing even further out.

MD is a lot smaller than VA. There's very little room to spread out. Having stated that however, there has been a lot of development here where I live in MoCo even in the past 10 years that I've lived here. And some of those developments are not cheap. $850k+ for a townhouse or condo. That's insane.

Then move to VA & stop complaining about something that is not true.

Move to VA an have Youngkin as your gov and conservative crap heading to your schools and school choice and taxes are going to climb like crazy there.

Absolutely move we don't want you in MD>

My PG county house has almost doubled in value in the 13 years we have owned it. (purchased for $340K and just appraised at $640K).
Depends on where you are in the state.
