Nova vs MD real estate appreciation. Will MD ever catch up?

It’s a very strange thing how tribal people are on here especially around geographic regions within the area.


No, the chauvinism is quite one-sided. Marylanders get understandably sick of Virginian trolls starting pointless and unfactual threads (often based on weird out-of-context factoids -- NOVA has more minimalls than Maryland!) that spread lies and distortions about the two jurisdictions and suggest that Maryland, the fourth wealthiest state in the country, is some kind of modern dystopia. Witness the title of this one. You don't see any Marylanders starting threads that "Per capita incomes are so much higher in Maryland than in Virginia. Will Virginia ever catch up?"

It's debatable whether the Virginia trolls' attitudes toward Maryland are motivated by the arrogance they project or by secret insecurity about NoVAs lagging social indicators, but ultimately who cares? Just STFU.

Report the thread and see if Jeff can tell if the poster is not in Maryland. If so, ask him to delete the thread.

I don't like troll posts, but I've also read quite a few what appear to be bona fide threads started by people in Maryland concerned with the state's economic future, just as some Virginia posters start threads concerned about the direction of the state under Glenn Youngkin or the direction of local schools under school boards totally dominated by Democrats.

One thing that is definitely silly is responding to posts that are comparing the Maryland suburbs of DC with the Virginia suburbs of DC by pointing to state-wide metrics, when an OP is obviously focusing on regional trends, not what may be happening in Cumberland or Roanoke.

Our TH that we bought in Gaithersburg (I know … the horror!) for $665K in 2018 is now worth about $800K.

+1 on unintended heated discussions. Sometimes you’re new in town and trying to figure things out! I’ve been here 10 years and I’m still confused by some topics. I try to approach initial threads assuming folks aren’t trolling.

I do find these threads mostly started by NoVa posters to reflect their insecurities. They also seem to compare four counties in NoVa to just one county in MD, Moco. That is another odd thing.

PG is the next big thing. MoCo is bursting at the seams in regards to pricing with million dollar townhomes.
The schools aren't even consistently that good throughout the county.

OP, if you are in HoCo, that's a HoCo problem. MoCo and PG property values have gone up, by a lot.

NOVA is much bigger than just the highly desirable zipcodes in Bethesda, CC, Potomac, Kensington. Its Fairfax County, Arlington County, Alexandria. A lot of NOVA has less crime and better rated schools than our MD counterpart

Same here, but acknowledge that people may infer what they want to infer about who is posting to suit their own pre-existing narratives.

I identify as a 6' xena princess warrior, that doesn't mean I actually am (I'm like barely 5' tall).
