Gorgeous gigantic town home in Gaithersburg for 1.5 M. Puzzled.

Crown is an amazing area and it is happening. It sits on 270 so it is easy commute. I would love to own one of them if I could only afford them. Much rather then a crappy 2 bedroom in Bethesda for the same price, easy choice, just 10 minutes extra drive on 270? Anytime. Just gimme money.

Just 10 minutes drive to downtown Bethesda? Right now, in the middle of the afternoon on a day schools are closed as are many businesses, google maps says it will take 23 minutes. At 4 am it would probably be 20. During rush at least 40. It is not 10 minutes unless you are in a helicopter.

If you are going to try to hype an area, it helps to at least remotely stick to reality.

I urge all of you to go to Crown and tour all the models. They are definitely something to be seen and fun to walk around (wet bars in master bedrooms!) but I couldn't see my family living there either. The houses just aren't family friendly. But still fun to walk around them

No, she said it was 10 more minutes on 270. Harris Teeter at the crown to Chopt Bethesda (which is right off 270) is 10 minutes.

Only an insane person would want to be in downtown Bethesda anyway.

To Chop't it's 16 minutes now. It'll never be 10 minutes. And she (or you) was comparing Crown to an apartment in downtown Bethesda, arguing it was only a short drive further north. That's just not true, even outside of rush.

I commute from Crown to Downtown Bethesda. It takes me on average 20 to 25 minutes on the week day. Arriving at 8am. Occasionally I take detour here or there if there is a jam but it is only like once every few months. Other then that, we could NEVER afford as much home as we can at Crown, we would never have walkability, amenities and everything. Kids love it there. We send them to private. Wife works locally at the Hospital. What's not to love. We go to Bethesda to visit our friends and we come back happier every time.

googled for you traffic from C to B.

The link you sent shows a 35 minute trip at 3:30 pm. This is before rush, going against rush (southbound in the evening), on a day with lighter than normal traffic. How are you making it in 20-25 during morning rush?

NP but I always see a few psychopaths going 90mph when I’m on 270 so maybe google is just being conservative.
I can see how it’s a manageable commute to Bethesda but from Bethesda is a reasonable commute to a lot more places. Thrilled for people who live the Crown although I wish they would give the neighborhoods different names from the mall itself. Sorry, mixed use district.
I think the “townhome” is ugly and dumb and the marketing (eg “with the Georgetown package”) makes me hurk in my mouth.

Crown and Rio is our favorite close family destination for restaurants, movies, and walking around. Its SO MUCH nicer than the Kentlands or Fallsgrove which are the only other planned suburb/town like areas out this way.

And the great Lifetime fitness across the street with the huge outdoor pool with slides? I want to live there. I’m seriously considering it for retirement.

We also have friends who downsized from a Potomac mansion to one of those luxury townhomes. Their children and grand children live close by and they can walk to shops, restaurants, the movies and the gym. The elevator is a plus for them as they are getting old. What’s not to like?

Downtown Bethesda sucks. The traffic is now horrible because the county got greedy and they’re putting in high rises everywhere. But there are no parks or pools or green space or an ice rink like there used to be. Just traffic, expensive stores and mostly pricey restaurants and a few fast food places. Meh.
I live 1.5 miles from there and I’d rather go to rockville or the mall.

Nope, because people like and want to live in DC. OP is talking about Gaithersburg, which most people don't want to live in even at a much lower price tag.

Most people don't want to live in a city. Most people have to live in or near a city because of a job. Most people hate living in the city.

Most people prefer living in the burbs.

No.

walking around the lake, Mary go round.. Target, walkable streets with stores.. It is amazing area. Just go and see.
It is just perfect for families. Go in the Summer and you don't want to leave.
