6702 Rhode Island is for sale at $485k. Thoughts? |
It looks nice but I feel a bit overpriced especially only being 1300 sqft. That being said, the neighborhood is changing and for the better especially with the new Riverdale Park shopping center with Whole Foods. |
I work really close to there and take a lot of walks in the neighborhood. That is a really nice block but be aware that you are very close to the CSX/MARCC line there. I'm not sure how often they run through at night but I would check out the house when the trains are running through the area to see how loud it is. |
No you're not. You're a few blocks removed. Anyway this block is house is one of the closest you can get to the new developments w/o actually living in Riverdale. It looks cute. |
It's the only one on the market in the neighborhood so I guess it will be priced aggressively. It's not very big but w/4 bedrooms and 3 full baths it is well sized for a family. |
I wanted to make sure I'm not crazy so I just looked at google maps. As the crow flies, the house is 900 ft from the CSX track. It may not bother some people but it may be a big deal to others. Again, it is a cute neighborhood and the whole area is developing. There is a new mixed use development that is planned on the site of the Metro surface parking lot too. |
Agreed. But the neighborhood in general is close to the metro and trains. Half the neighborhood is closer to the trains than this house. |
It's under contract already... |
whoa! I just finished reading a WaPo article about how buyers have more power in this market. |
| Yeah, Calvert Hills is really desirable and has really low inventory. Good for College Park |
| Do you think it went over asking? |
Considering it went under contract right before the open house...I think so. |

I live near this house and while we can hear the CSX trains, it's not at all an unpleasant sort of sound. It's more of a low murmur that you can hear if you're outside or have the windows wide open. On occasion, we can hear a train horn. But honestly, it is a sweet sound and it makes it feel like we live in Mayberry! The Metro and MARC run very close to the train line but you can't hear them.
This house is in a prime location and surrounded by well-maintained houses. It's right on the walking/jogging trail and steps away from the brand new kiddie playground and the shopping/food places at Riverdale Park. Once they open the bridge you'll be able to walk to the large dog park in about 8-10 minutes. Super friendly neighbors, many who have been in the area for decades. |
Me likey! |

Doesn't mention Calvert Hills but saw this elsewhere
“The hot markets in Prince George’s County are around Hyattsville, Riverdale and University Park, which have public amenities, transportation and density that make them walkable,” says Nela Richardson, chief economist of Redfin real estate brokerage in Washington. “In Montgomery County, the hot spots are in Rockville and Silver Spring near the Metro stations. There’s also more development around the Wheaton Metro station.” https://www.washingtonpost.com/reale...=.3cb69c2a96b5 |
