You can get a sliding bolt and it's easy.
White noise machine. Tell kids having trouble sleeping.

Do it in another room, on a couch or something.

Do it while they're watching a movie, playing video games, something noisy and absorbing.

It’s harder now that they are teens and stay up later than us. We usually have sex when they are not home for whatever reason. Or quietly on weekend mornings but honestly I just prefer them not here for it.

My husband is on his way home for a lunch date right now.

Or, we can have a quickie after the kids go to school and before he leaves for work.

Basically any time the kids are out of the house at an activity, it's go time. The other night our 14 year old came home unexpectedly, but at least we'd locked the front door.

If it's been a while, then we'll sneak up to the third floor or down to the basement while the kids are otherwise occupied.

You do have to prioritize it. You can't be spontaneous at this stage of life.

Your kids need to sleep with their doors closed for fire safety! Plus the sleepwalking kid needs to be contained/stopped as much as possible so a closed door will be good.

Put an air purifier in your bedroom.

We have a very similar situation - similar ages and ADHD! Renovating to have a bed room downstairs. Sometimes we both tele-work and take lunch breaks 😁. Teach the kids to sleep with the doors shut. It is a must for fire safety as well.

And yes, Saturday mornings and there will be random times both kids are out of the house (play dates and activities).
