It needs some work in a handful of ways (windows, kitchen, basement, garage).

it's under contract. did you make an offer?

I did, but it is under contract for more than we were willing to pay. A very nice house.

Any idea how much that is?

Interesting. Ok. Thanks for sharing.

Which comps made you think it's worth $385k?

$334 per sq. foot just seems rather high.

Seems like I was incompletely wrong and it went for $347 a sq. foot

Does anyone know if this was purchased to convert into a single family or will it still be a guest house?

I know this isn't quite Calvert Hills but what's the deal with the new single family homes in College Park? Are they worth it?

I've poked around on walks and it looks really nice! I'll be interested to see how they sell. They have tried to restrict buyers to owner-occupants so it will also be good to see how that plays out. I'm not sure I would want to live in Old Town with kids because of all the college students and parties. And they are north of the area zoned for UPES, but Paint Branch Elementary is evidently on the up and up.

That is true but it's one of the few opportunities to own a new SFH w/in walking distance to the Whole Foods.

^^ the old town area is targeted by the city and university to transition away from student group housing. It's prime real estate.

Idk how that is going to work. Old Towne is a patchwork of really beautiful older homes, and really ugly bland ranches. Almost all of them are rented out.

For example: this home has a great and rare lot size for the neighborhood and the potential to be beautiful...but who is paying750k for this in this neighborhood AND put the work into it to rehab and convert it back into a SFH?

Still wondering...it sold for under asking but still a healthy price.

No bidding war.. just one buyer that overpaid in my opinion. I'll keep an eye on it though to see how it appreciates

The new homes on Howard Lane in Old Town College Park provide the unique opportunity to live in an energy efficient, new home in an established neighborhood, inside the Beltway near Metro. There are 4 homesites left.
