I wonder how the new homes in Old Towne are selling.


I think one is under contract now. Hopefully with all the new investment in College Park and the construction of the Purple line will continue to help the area grow.

I know the Stanley Martin homes next door in Riverdale Park are selling like crazy. Hopefully the bike path between Riverdale Park station and Calvert Hills will open soon.

That's a nice house. I bike by there all the time, as the bike trail is in front of the house. Maybe a little high for the square footage, but in an excellent location. Walking distance to downtown College Park, College Park Metro & MARC station, and also walking distance to the new Riverdale Park Station with Whole Foods via the bike trail.

Any other thoughts on this house? I was at the open house.

It needs some work in a handful of ways (windows, kitchen, basement, garage).

I wanted to go to that open house but didn't. It's not badly priced IMO. In UP that house would be much more expensive. This one a 5 min walk to Whole Foods, restaurants, at least two playgrounds, and a 15 min. walk to the metro. In terms of walkability, it's pretty good

What are the basement issues? Many homes in this neighborhood need sump pumps. Most have original windows

Actually I think $385k might be a good price for the house after looking at some comps.

Yeah, it has a sump pump down there and there is a bit of water damage that must be from a time it must have flooded. And the flooring is just a bit ugly in general.

Which comps made you think it's worth $385k?

$334 per sq. foot just seems rather high.

I did, but it is under contract for more than we were willing to pay. A very nice house.
