Yes, but maybe some of the citizens in Mount Rainier who are excluded from this pool could just petition the state to give this snobby pool a closer review during the next round of assessments?

People keep saying it’s a private pool and we should be left alone. Fine, but private property must pay their fare share of taxes.

All the PG pool members trashing PG county and Mount Rainier should pay up. Your tax bill seems like it should nearly double.


As someone who used to be a member but moved too far away to make it convenient, the notion of PG pool as snobby is truly outlandish. Pools in Bethesda, Chevy Chase, McLean, Potomac, parts of Arlington, Great Falls - they are (or can be) snobby). Our neighborhood pool used to give preference to homeowners over residents, for example. PG Pool is . . . not snobby.

I'm a member of PG Pool and live in Mt Rainier. If we are underpaying our property taxes, that needs to change because it's the right thing to do. This is a completely different issue from the waitlist grievance.

Yes. If you haven’t been able to piece together from this thread that it’s popular, I don’t know what to tell you. There are over 2000 people on the waitlist.


It looks like this pool is the worst of both worlds - racist and crummy. Forest Hollow is much better.

So, I'm home sick today and found this thread. Decided to look this up myself. I think the PP is right, actually. According to SDAT, the pool has 3.0500 AC, which is 132,858 sq feet (There are 43,560 square feet in an acre). But, again, according to SDAT, the pool's land value is assessed at $651,400. That comes to $4.90/sq ft. I don't know of a single plot in Mount Rainier that is worth that much. I'm a member of this pool too and am willing to pay more in membership fees if we are in fact underpaying our taxes.

Residential homes across the street from PG Pool on Arundel are paying $18/sq ft. The apartments across the street from PG Pool is paying $12/sq ft. There is really no excuse this private pool is only assessed at $4.90.

I’m south Asian and my husband is African-American and we are members starting last year. We feel very welcome. And have our family often. Our child swims on the swim team. No problems.

And both are subject to a lower rate than a commercial office building. A church or school or nonprofit is subject to a lower rate also. Nothing wrong with that approach. The Pool is not underpaying its taxes.

New poster here. PG Pool is zoned as commercial, which has a higher tax rate than residential in Mount Rainier. Also, the PP is not talking about tax rates, she or he is talking about assessed value. So, I don't think this response is relevant. -I'm a tax lawyer

Tax lawyer here again. I have no clue if PG Pool is under or over paying it's taxes. It is clear that the property's assessed value is (very) low, which tends to impact property taxes paid. If someone is concerned about this assessment, I recommend they reach out to the Department of Assessments and Taxation.
