I’m comparing the price appreciation in NoVa to MoCo in general. $75,000 to $80,000 would buy you an almost identical house in Aspen Hill as in Arlington, Falls Church, or McLean in 1980. The same house in Aspen Hill would be worth 1/3 to 1/2 of what those homes in VA would be worth now. The reason is is that Aspen Hill has been going down the tubes for a long time. The moral of the story is that Aspen Hill is a terrible place to live, is in a depressing downward slide, and is a terrible real estate investment.

The last time we went to that Safeway we were notified about an armed robbery that happened inside just minutes before it was going to close.


This kind of stuff does not happen in Ashburn and other areas in VA that are as far, time wise, from the Downtown DC core. There is a reason why far out MoCo is half the price of far out Fairfax and Loudoun County. It’s because it’s mostly low rent, depressing, hood suburbs.


This kind of stuff also does not happen at that Safeway. That poster has been lying up and down the board. The only people loitering at Safeway are the teenagers from Wood/Rockville High.

I live nearby and use that cvs for all my prescriptions. I do shop at Safeway sometimes (being honest I avoid it because I’m not crazy about their brands sold. I prefer Giant and Harris teeter). However, I’ve only ever seen groups of teens (from my neighborhood) trying to pull stupid pranks there.

In addition to that there are no plans for any development in the near future that would change anything for the better. In fact, with all these Fed job cuts and MoCo’s refusal to make a harder play for business development compared to VA and DC, it is going to get much worse in the next 5-10 years especially relative to far flung suburbs in VA that at least have private sector development projects in line.

Renting in Aspen Hill is fine if you’re on a budget and have a thick skin and won’t be depressed whenever you go shopping in the area because of the shady stuff you’ll constantly encounter. But buying in Aspen Hill is foolish. You’re tying yourself to a sinking ship.

Just keep in mind you could buy a house in the nicest neighborhoods in North Arlington, Vienna, or McLean in 1980 for the same price as these split levels in Aspen Hill. Go to the strip mall on Harrison and Langston in North Arlington or the Giant strip mall off of Chain Bridge Road in Vienna and ask yourself is this nicer than the Giant strip mall on Connecticut in in Aspen Hill.

Think about all the mistakes the politicians made in MoCo to allow a place like Aspen Hill - which used to be as expensive as Vienna, Falls Church City, and McLean - to slip so far downhill.

It’s not nice and the reason it’s affordable is because it’s been steadily going downhill for the past 40 years. In addition to that there are no plans for any development in the near future that would change anything for the better. In fact, with all these Fed job cuts and MoCo’s refusal to make a harder play for business development compared to VA and DC, it is going to get much worse in the next 5-10 years especially relative to far flung suburbs in VA that at least have private sector development projects in line.

Renting in Aspen Hill is fine if you’re on a budget and have a thick skin and won’t be depressed whenever you go shopping in the area because of the shady stuff you’ll constantly encounter. But buying in Aspen Hill is foolish. You’re tying yourself to a sinking ship.


Your levels of trolling don’t go away. I highly doubt you even live around here or even in MoCo.


What did PP say that was incorrect though? Was Aspen Hill real estate as expensive as Vienna and McLean in the 80s? What changed since then?

Weird. SFH from the 70s in my Aspen Hill adjacent neighborhood just sold for 700k.

It's fine, yes sometimes things are stolen from cars but that's been about it.

The downside is retail but I tend to drive to Olney / Rockville / Wheaton to shop anyhow. The Safeway in Aspen Hill is fine, I just don't go when all the kids from the local schools are wandering around, but that goes for anywhere in the entire DC metro.

There is never a time that I need to avoid the Safeway in Great Falls or the one on Harrison Street in North Arlington. There’s a reason why SFHs are only $700,000. That price tag comes with having to avoid grocery stores when the local kids are around, which is a crazy thing to have to do.

Elegant and Aspen Hill do not go together in a sentence.

Hewitt Ave a main area of Aspen Hill once a very nice mix of apartments and home now a dump.

Aspen Hill needs a serious visit from ICE. Then it might get better. From Wheaton to Glenmont to Aspen Hill. Those with means went west.

God you're exhausting. OP asked for YOUR experiences with Aspen Hill, specifically the Barnsley or Flower Valley cluster, not your opinion on why areas that cost two or three times more are better. Nobody that lives in Aspen Hill cares what you're doing over in Great Falls or Tysons or wherever else you're determined befits your social status.
