Good grief. I am a single mom of two and I "only" make $200k but in addition to my SFH in Fairfax I was able to buy a beach house.
OP I don't know what you are spending your money on but you really do sound nuts. Maybe buy a piece of land and build a house Then it will all be "new". I did a redfin search for half an acre max $250k and there were 426 properties. Not super close to DC but close enough. |

This is exactly what we did. We have 3 acres, recently renovated 5 br house for $535k. Lots of new construction around here as well. DH’s commute is 45 minutes. If you’re willing to give it a try, look in Owings, Sunderland, Dunkirk, and Huntingtown. |
WTF. Newer build?? People are insane. You have to level your expectations with your income rate. When we were at $350K, we bought a house in FFX Co suburbs on .2 acres, 2200 sq ft, in a older but nice neighborhood. Kids went to and continue at public. We now make much more and completely renovated the house to our liking so as not to incur a hefty mortgage by buying a new build home. It can be done people. So many of you opt to be house poor and then complain about it. It is ok to live within your means. |

I bought my house 10 years ago. I could not buy a .5 acre, new build close in to DC so we settled for an older home on a smaller lot in the suburbs. We have been making the trade off for decades. The problem here is that OP thinks that she is entitled to a new build home on a large lot right next to DC. Someone has to talk her down. Kids these days... |

I know how you feel. We have almost the same stats (we had more home equity than you) and used to live in the Bay Area, so we moved to the DC area to find cheaper housing. LOL |
