If you are looking to stay in DC (and not VA or MD) there is literally nothing on the market right now that fits that description. It's not even a matter of price, what you are looking for flat out does not exist at this time.

I live in Gainesville, FL (husband is a professor here). We are moving into a bigger house and are renting our existing house to a DC couple who decided to move here for exactly this reason. They are so excited to rent our modest house (until they find one to buy). They said it would be 2M in DC which is depressing for DC people. Anyway, just wanted to provide this anecdote. Maybe moving to another area isn’t so bad.

Buy a house where you want to live. You can always remodel and make it how you want later. You can’t move the house. We bought on a quiet street in a great neighborhood in DC and couldn’t be happier.

PP you replied to. Hey, OP asked for it

1. Smaller but newer houses do not exist. It's either small/old houses or large/new houses. There is no middle ground and it's very annoying, but unless OP wants to build, she'd better get used to it. And the builder will push her to build large.

2. There are PLENTY of houses that will not make OP house poor, but she doesn't like those, of course.

OP, I'm not buying. I have plenty of millions, but can find no house I love. So I'm sticking to my tiny sh1tshack close to downtown Bethesda.
