Are these H St. NE / Capitol Hill houses priced appropriately?

The takeaway from this and the other crazy over listing sale in this thread is that Maury is now akin to Brent in terms of the IB price bump.

What’s outstanding is that it’s zoned for Maury. Our very similar house is two blocks from here and zoned for Miner. We would probably get $850 for ours.


Ha! I'm the next poster and we crossed emails saying the same thing. 100% the Maury effect. That said, you may be wrong about how much you'd get. We were near the 13th & E corner, IB for Miner, and got $950K for a house not renovated since 2006 or so (sold to a developer). There is apparently a ton of zoning flexibility b/c it's just outside the CHHD but actually basic on the Hill as folks now conceive of it.

I actually like the outside a lot more than the inside. The exterior is at least classic CH rowhome. The inside says "rental."

I'm not usually a fan of painted brick, but this red, next to painted rowhouses on either side, kind of works. The inside seems reasonably well done. I'd expect this to go for around $1.1 million or so.

That is neither stunning nor Victorian anymore. The built-in kennel is a cute touch, though.

With a not a lot of new listings in Capitol Hill proper, here are three in Kingman Park fairly close in.

We owned a place on Pickford about a decade ago, though the layout of ours was vastly different than this one. We had more usable outdoor space (a deck off the side), a better downstairs layout and no spiral staircase (have fun getting mattresses up that). The bedrooms upstairs in this one seem to be bigger than ours were. It was fine when we were newly married and we had a kid while living there, but things got tight *real* quick after that.

I don't understand putting what amounts to an atrium in such a tiny house.

Anyway, DC is crazy so this'll go above asking in like a week. These Pickford houses seem to rarely come on the market, and they're good condo alternatives, even if they're oddly laid out.

One more thing now that I remember it. There's a very narrow alley that runs behind these houses on this side of Pickford, too narrow for cars. But such a low-visibility alley means it's perfect for junkies to get their fix. Mainly they would wander down there from the bus stop at H and 8th, which always was a s---show. No idea if it's still an issue.

Me Looking at pictures 1-12: OMG so cute. Love how they kept the character of the house and it doesn't look like every other white and grey rowhouse remodel.

Me Looking at the kitchens, bathrooms, and basement: That is going to cost a lot to update.
