Jan 2019, Sold for $400,000

They took a perfectly fine house / condo alternative suitable for a first-time buyer and turned it into a monstrosity. They didn't even try to make the pop-up/pop-out match the architectural style of the house. This type of stuff should be illegal. I would be embarrassed to own something like this.

That pop-up is atrocious. This house is about a block and a half outside the Capitol Hill Historic District, which is why they were able to get away with it.

Agreed on the condo. It's also pretty big for a 1 bedroom (800+ square feet over one level for one person or a couple is actually not bad when you consider there are plenty of row homes on the Hill that are smaller). And that outdoor space is worth a lot -- it's rare to find a condo with that much private outdoor space, much less with that view.

This is one of those special one-off properties that doesn't have true comps. There's a ceiling on what an unrenovated 1-bedroom will sell for in the city, but 700k is probably not even it, actually.

I'll be curious also. That's quite a view and some nice outdoor space. There's a lot of people with money who might enjoy this convenience to the Senate buildings.

PP here. I said it was in serious need of renovation, not in need of serious renovation. Minor difference, perhaps. I agree that it's mostly cosmetic, and that it'll probably go for over asking, but what doesn't these days?

For the Emerald Street house? We have friends who live basically next door to this place on Emerald and their outdoor space is a teeny-tiny slab of concrete. From the photos here, this house isn't any different.

What’s outstanding is that it’s zoned for Maury. Our very similar house is two blocks from here and zoned for Miner. We would probably get $850 for ours.
