Birds & blossoms are back and so are spring listings. Not an agent, just a neighbor, but I'm watching these two as interesting test cases for this year's market:
- 606 E Street SE - 900k 2 bed/2br. (https://www.redfin.com/DC/Washington/606-E-St-SE-20003/home/9900417). Personally have a hard time stomaching 1m for a 2br, but this is a nice albeit expensive condo alternative. I think fairly priced but will sit because of the 2br -529 6th St SE - $1.4m 3 bed/2.5ba (https://www.redfin.com/DC/Washington/529-6th-St-SE-20003/home/9897612). Just sold 2 years ago for only 50k less - I will assume they mean for this to bid up? I think this one will go quick |

It was indeed sold in June'22. New owner listed it within 14 months but pulled it and now listed again. Probably unplanned relocation issues, happens often. |
