Are these H St. NE / Capitol Hill houses priced appropriately?

Personally, not spending 2m to be that close to H or have that little outdoor space

Listed : $1.450,000
Sold : $1.612, 500

$160,500 over asking.

Even this 777 sq ft one bed condo went for $615,000, $16K above asking.

That’s such a great looking building. I’ve never been inside but I think I could live there happily—the location is so prime.

Can we resurrect this thread? I miss it. Or is the market too slow now?

There are certainly enough examples of houses in the H Street/northern Capitol Hill area that have been sitting for months.

So they pulled it and decided to rent it out instead?

Birds & blossoms are back and so are spring listings. Not an agent, just a neighbor, but I'm watching these two as interesting test cases for this year's market:

- 606 E Street SE - 900k 2 bed/2br. (https://www.redfin.com/DC/Washington/606-E-St-SE-20003/home/9900417). Personally have a hard time stomaching 1m for a 2br, but this is a nice albeit expensive condo alternative. I think fairly priced but will sit because of the 2br

-529 6th St SE - $1.4m 3 bed/2.5ba (https://www.redfin.com/DC/Washington/529-6th-St-SE-20003/home/9897612). Just sold 2 years ago for only 50k less - I will assume they mean for this to bid up? I think this one will go quick

Adding another into the mix at 708 I street SE (https://www.redfin.com/DC/Washington/708-I-St-SE-20003/home/9901940#property-details). This is this house's third consecutive year on the market. What's going on?

It was indeed sold in June'22. New owner listed it within 14 months but pulled it and now listed again. Probably unplanned relocation issues, happens often.

That's what it seems, $6k monthly for a $1.2 million home isn't bad.
