And it's pending. |
That is indeed peculiar. Not having seen the inside of that specific Emerald house but having been inside a few others, I would have thought it would fly off the market. Wonder what the story is? |
easily 1.1M + < $500/sqft in that area is a steal. next door went for 1.4M last year |
Sold for $805k in Kingman Park. Staircase is not for me. Never saw the photos until now, only on Zillow.

$730k, 2br/2ba, 1498 sq ft -- needs a lot of work, but with a bed a bath at ground level, it's ideal for people who want single-level living that's not a condo. Surprise second floor (more like a loft) you can't see from the street.

Boy, not many listings for the peak of the Spring market, is it? |
Does the realtor not realize what neighborhood this home is in? The pictures feature Brookland neighborhood and Fort Totten metro station

That’s funny! And weird. This house is stumbling distance from one of the hottest developments in DC and they’re pushing Brookland and Ft Totten. 🤔 |
The Emerald Street house now has been on the market for nearly three weeks with no price reduction yet. Anyone seen it? |
These two places just closed; each ~$75k over asking...

Thoughts on the pricing of these two corner homes?

Weird combination of finishes on the 23rd place house. The bathrooms don't look redone The photos seems like they have been put through an instagram filter. I imagine it will go above asking. |
I follow Kingman Park listings and think the 23rd Pl NE home is listed low for the current market. It's a corner house so extra light, they tend to sell for more. It's only 2BR, I guess that's why, but compared to these recent sales, would think it would go closer to $800k? https://www.redfin.com/DC/Washington/542-23rd-Pl-NE-20002/home/10112661 https://www.redfin.com/DC/Washington/535-23rd-Pl-NE-20002/home/10112506 |
Another KP follower. I certainly think this will go in the low 800s. Not too many garages in the neighborhood. |
Bumping this. Noisy neighbor curious about what others predict these will go for ![]() |
