Are these H St. NE / Capitol Hill houses priced appropriately?

I love this house. So much character.

I just bought on the Hill and also sold. While this isn’t what I was looking for in terms of location and space, it’s got more character than much of what’s out there.

Great property and whole Lincoln Park/Eastern Market area is awesome.

Wait, is it a condo?

I’ve always been curious about what this house looks like inside. It really catches your eye because of those corner ie dies and the modern architecture. I don’t absolutely love it, but it’s nice inside and the location is great.

Agreed, this one is great. Love that top floor bedroom.

Its a 4 condo building. There are three more in this building, there is an HOA of four owners but no monthly HOA fee. Units are pretty independent but if there is a shared expense, its split evenly. A rather unconventional set up but makes sense.

This unit looks great and location is indeed awesome, that's why it was a lightening fast sale.

Its a corner end of row property, which is a huge plus, lots of light and bigger lot. Technically a condo but better than squeezed in the middle townhomes.

Damn, this went pending almost immediately.

SBF’s townhouse is back on the market and has an open house this weekend. Wonder what happened.

This has now gotten a second price cut. Now asking $899k. So yeah, it was significantly overpriced to start.

This has gotten a $35k price cut, still sitting. Still think they need to get this closer to $900k before buyers start taking this listing seriously.

I think its priced well but likely seller would negotiate a little more to a strong buyer for a quick sale.

Contingent. Good for them.

Go one block north on F Street and you get an extra bathroom for basically the same price.

It took another price cut to get below $900k to get there, and it's now been contingent for a month. That seems like a long time. Wonder what's going on.
