It's not your typical Capitol Hill flip, I'll give them that. And as a fan of both townhomes and 70s contemporaries, there's a lot I really like. The sunken tub is a hoot, and that living room actually looks really nice to me. But there are oh so many livability issues. That living room that looks so cool comes at the cost of a lot of precious floor space above. And am I seeing this right that the only way to the top floor is via a spiral staircase? That's going to be a deal-killer for a lot of people. And it looks like the only AC is from wall units. Still, for $875k in that location, I wouldn't be surprised to see this one go fairly fast. It'll be interesting to watch. |
Yeah, I kind of love it? I'm okay with the loss of living space in order to do that two story living room because it's such an unusual and expansive space for a Hill row home. Agree the spiral staircase is dicey -- I'd have to see it in person and maybe consult an engineer to find out if it would be possible to install something less precarious. But the outdoor space is great and it's zoned for Brent. Could be a terrific starter home on the Hill if you can swing it. |
The house is quirky. I’d redo the kitchen and get rid of the sunken bath, but I’d keep most of the other 70s features. That said, in no universe is $875,000 a starter home. |

I love that this is your dream street. I live a block away and it was not nice at all when I moved here (and rumor has it, it was the site a major drug operation prior)....Anyway, it's so lovely now. I'll keep an eye out for "coming soon" signs! |
The address from the classic tv show 227 was 227 Lexington Place NE. I always get a little bummed when I walk down that block and realize it's not a real address. |
It looks like there is a proper staircase behind the fireplace, next to the neck-breaking step down into the lower living area. There seem to be a lot of neck-breaking features in this house. Can you imagine stumbling to the toilet in the middle of the night and then trying to get to the sink without turning on a light? The sunken bathtub is right in the middle. The upstairs railing is just asking for cats, small dogs, toys, and clumsy feet to fall through the enormous gap. Same with the spiral staircase with the open steps. I also don't like how small and closed off the kitchen alcove is. The whole house is just kitschy and awkward, and $875k is a lot for 2br/1.5ba. |
I might be wrong, but it looks like that stair just connects the lower-level living room to the middle level. It doesn't go up to the 3rd floor.
I'd like to think that my cats have the sense not to fall off that walkway into the room below (my faith might even be justified). But, yeah, that house is definitely not built for children. |
I love single block streets in general and that one is so perfect because it’s just as wide as a normal street (double sidewalk + one way but with parking on both sides plus the houses have front yards) unlike most of the unit streets... And then that street is like Sesame Street; just swarming with kids playing together on the sidewalks and in the alleys. My kids would just love it. You see so few places like that in the city proper... and then it’s also 3 blocks from WF and 10 minutes to Union Station/Eastern Market. Can you tell I’d like to live there? |
