It's not your typical Capitol Hill flip, I'll give them that.  And as a fan of both townhomes and 70s contemporaries, there's a lot I really like.  The sunken tub is a hoot, and that living room actually looks really nice to me.

But there are oh so many livability issues.  That living room that looks so cool comes at the cost of a lot of precious floor space above.  And am I seeing this right that the only way to the top floor is via a spiral staircase? That's going to be a deal-killer for a lot of people.  And it looks like the only AC is from wall units.

Still, for $875k in that location, I wouldn't be surprised to see this one go fairly fast.  It'll be interesting to watch.[/quote]

Yeah, I kind of love it? I'm okay with the loss of living space in order to do that two story living room because it's such an unusual and expansive space for a Hill row home. Agree the spiral staircase is dicey -- I'd have to see it in person and maybe consult an engineer to find out if it would be possible to install something less precarious. But the outdoor space is great and it's zoned for Brent. Could be a terrific starter home on the Hill if you can swing it.[/quote]

The house is quirky. I’d redo the kitchen and get rid of the sunken bath, but I’d keep most of the other 70s features. That said, in no universe is $875,000 a starter home. [/quote]
