Lyon Village Giant - Bad times ahead

The point is that most people avoid shopping there. They mostly go to the shopping center for the other shops.

The Giant wasn’t paying the majority of the rent. CVS probably pays the plurality - it’s a large, updated space in premier location. Sq ft is almost as much as the Giant. Giant has been there forever and probably had a low rental rate. Landlord is probably looking forward to asking a higher rate from a new tenant. He’s already raking in so much money the dip in cash flow I probably isn’t hurting him much.

Trolls are the only people who are “concerned” that it’s gone.


The CVS footprint is about half the Giant, just look at Google Maps.

Maybe the rate is lower for Giant but the lease I’m sure has been renewed on the last decade, it’s hardly locked in from the 60s.

He is not getting a new tenant with a higher rate — the lot is being redeveloped it public knowledge so no one is going to move on to be kicked out in X years by the county.


The land will take years to get rezoned. And that's just step 1. It will be 10-15 years before a single lot is redeveloped as part of Plan Langston Blvd. Also, the County can't kick out the tenant. This is a privately owned property.


Well landlord suddenly has right to redevelop to high density, you can bet they will jack up rent or not renew. That won’t attract a high quality tenant with that uncertainty hanging over them.


Ok… and? That particular Giant was not a high quality neighborhood amenity. No one misses it. Even the little Safeway in Rosslyn was better.

Exactly- if they redevelop that site it will be a major improvement. But it has not been rezoned. And it will be very difficult for the property owner to meet stormwater management requirements on a major redevelopment at this site. That alone will take years to hash out.

I would love it if a Trader Joe's opens there. Going to the TJ's in Clarendon is a PIA in terms of parking.

I think it's a great sign that Giant went out. Almost anything else would be better. This is a GOOD thing for that area!

I must be an exception because I miss it I live in Lyon Village and have shopped at the Giant for seven or so years The people who live in the condos and apartments around there with no cars have to take cabs to Cherrydale Safeway where I now will shop.

A laser tag place would be amazing! That would save me so many trips to Alexandria and Fairfax for birthday parties. Someone needs to make that happen.
