| I was searching for house on sale using zillow, and noticed that north VA (fairfax, falls church) has more homes for sale and the home prices are more reasonable compare with what you can find in Montgomery county, MD. Both regions are close to DC. I guess the effect of DC on both regions are pretty much the same. I heard of many bad things about Moco, such as increasing property tax rate, sanctuary city controversy, weakening public education system, etc. I also hear good things about north Virginia, like good education qulity, etc. Then why are there more houses on market in north VA, and cheaper? Does this meaning that people are leaving VA. And more people are move in MoCo? |

I think you need to compare apples to apples. What are you comparing Fairfax to? I'd say it's similar to Gaithersburg. Annandale is like Wheaton.
They are very similar in that they are both filled with poor immigrants and the rich people tend to self segregate in the same few towns (Bethesda, Chevy Chase, Potomac, parts of Kensington and Rockville for MD and McLean, N arlington, Great Falls, Falls Church City and parts of Vienna in Va ). |
| Because you're probably looking farther out in Fairfax and Falls Church. Of course those properties are less expensive than Bethesda or Chevy Chase MD, or even Potomac. An apples to apples comparison would be to Mclean and N. Arlington. |

You have to compare apples to apples. Not all of Fairfax county is the same.
Bethesda/Chevy Chase = McLean Potomac = Great Falls or Vienna Kensington = North Arlington Silver Spring = Alexandria etc. Falls Church is also odd. Falls Church City is VERY different from Falls Church, but it is not easy to get a good read out on a website for just Falls Church City, which is its own little town and not part of FFX. |

There isn't a general flow of people from VA -> MD. There is some exchange, but for the most part people are moving into both states.

I think they are more expensive because tax rates are lower. At the end of the day, prices equalize. |
