Why home prices are lower in north VA than in MoCo, MD

This doesn't even make any sense. TJ is a magnet, it only makes sense to compare it to the scores within the Blair magnet (not the whole school). Which means MOCO comes about ahead.

MOCO is also bigger and more diverse than Fairfax county

To the OP, it is generally more useful to compare smaller, similar areas, like Bethesda/CC to Arlington.

Bethesda/CC prices went up last year while Arlington went down - but I think they are generally rise at similar rates


TJ as a magnet has 1200-1300 kids. And still pull the highest SATs in the country. Blair magnet is what? 400 kids tops? TJ is big enough to pull a significant number of kids from each high school. Comparing TJ and Blair's affects is silly, because TJ is multiples in terms of size. TJ pulled 70-80 freshmen from Chantilly alone last year. Get back to us when Blair pulls hundreds of kids from a single school.

This isn't a shock, at least on the VA side. The Pentagon and PTO are here. Several military bases. The CIA. SSA disability HQ. TSA and BPD at IAD and DCA at Dulles. Lots of military and IC agencies. None of these are expected to get hit. DOJ also has a presence, although I'm not sure if it's targeted departments. VA does better under a Trump budget than D.C. Or MD, that's for certain.

You can't compare TJHSST to any other school in MoCo schools. If you want to do apples to apples - Blair (Magnet only) - 2253, can't find separate statistics for Pollsville/RM

Both MoCo and the NoVa suburbs currently face rising property tax rates, and stresses on school systems. This is due to the combination of aging (despite teardowns/mcmansions and some urbanist redevelopment) housing stock, plus the regional weakness in the commercial real estate market. MoCo, FFX, and ArlCo all continue to have highly esteemed school systems though.

I am not seeing a huge difference.

It's all about individual neighborhoods and comparing equals. When talking about real estate, comparing Maryland vs Virginia makes no sense at all. Maryland and Virginia Washington suburbs are all part of the same metropolitan region, they both face the same challenges, they both offer the same opportunities.

The key is choosing a neighborhood you like, that is suitable for your lifestyle and that is adapting to the region's challenges in a way that you find acceptable.
