Why home prices are lower in north VA than in MoCo, MD

Bethesda/Chevy Chase = McLean
Potomac = Great Falls or Vienna
Kensington = North Arlington
Silver Spring = Alexandria
etc.

Falls Church is also odd. Falls Church City is VERY different from Falls Church, but it is not easy to get a good read out on a website for just Falls Church City, which is its own little town and not part of FFX.

Do you live here? I don't get your comparisons at all.

Those made sense to me.

Same. Sounded about right. Apples to Oranges though.

I heard of many bad things about Moco, such as increasing property tax rate, sanctuary city controversy, weakening public education system, etc. I also hear good things about north Virginia, like good education qulity, etc. Then why are there more houses on market in north VA, and cheaper? Because more international Asian investors buy in MoCo. They MoCo schools have better reputation
and that creates greater interest among the investors.

So why are SAT scores going up in NoVa and down in MoCo? I know a few schools like Wootton are largely Asian but it seems like there are more Asians in Fairfax (over 207,000 per 2015 Census estimates) than in Montgomery (about 148,000). I hope those "international investors" in MoCo don't get burned.

What are the sat scores for the top 4 schools in MOCo and Fairfax? Be interesting to compare.

I'd. E curious about this as well.

Whitman 1897
Poolesville 1862
Churchill 1851
Wootton 1818
MoCo 1631

TJHSST 2198
Langley 1851
McLean 1821
Madison 1789
FFXCo 1672

Because it is a large magnet, TJ has a bigger impact on the test scores of other schools in FCPS than the Blair/RM magnets have on the scores of other schools in MoCo.

Thanks. So THIS is why people say Langley, McLean or bust. I never really got it before

I believe FFX has 19 yr old freshmens, too.

"19 yr old freshmens"? LOL.

Some things disqualify posters from discussing home values and SAT scores, and this is one of them. I'm sure there's a nice thread on the Politics forum waiting for you, or perhaps you could revive an old thread about everything U. Md. has done for humanity, but you need to take a break from this thread.

This may be the most ridiculous thing I have seen on DCUM today.

If living around sanctuary cities is a problem for you, OP, then by all means, save your money and move to NoVa.

Well, I'm a MoCo resident and I agree 100% with the bolded text. Looking forward to selling before the county goes completely down the tubes.

NIH and gov agencies push up prices in Maryland. DC has always been more expensive.

Everything you hear about Montgomery County is true. They have a social experiment that has been ongoing for sometime now, and it has failed. Look in Virginia, but be careful of school size and overcrowding, red flags for the same stuff going on in Maryland. The reason is the price difference is that the MBA community in Montgomery County likes to portray their schools and their lifestyles as the most desirable things on earth. I think the last election proved them wrong. That being said, and I live in Montgomery County, look towards Virginia, but be careful, the signs are there if you search, so try to avoid duplicated problems now creeping up there in the closer in suburbs of Arlington and Alexandria. Good luck.

Me too, hey Op, want to buy my house?

Op, you might want to look at the MD Public School forum. Interesting conversation going on about a rape that just occurred in one of Rockville's high school. Educate yourself.

There are horrible schools in both areas. And Rockville high school where that occurred is a low performing school and not a desirable area to live in. It's not compatible to the hot areas of moco people want to buy in.

This doesn't even make any sense. TJ is a magnet, it only makes sense to compare it to the scores within the Blair magnet (not the whole school). Which means MOCO comes about ahead.

MOCO is also bigger and more diverse than Fairfax county

To the OP, it is generally more useful to compare smaller, similar areas, like Bethesda/CC to Arlington.

Bethesda/CC prices went up last year while Arlington went down - but I think they are generally rise at similar rates

Stop embarrassing yourself. You are clearly not very intelligent and have nothing to contribute here.

Why compare B-CC to Arlington? They aren't remotely similar. Bethesda is the McLean of MD. Very nice, wealthy prestigious, etc. Cherry picking to make Bethesda look better is silly. We all know it needs to compare to McLean, and BCC doesn't do very well against Langley or McLean HS.

Educate yourself Op, this is spreading across the county as the politicians seek to redistrict schools and low income housing to populate even the most popular area. Don't fall for the denials on this board. Educate yourself and pay attention to the zoning changes and construction in there master plan of the communities your are thinking about, things are changing in MoCO and Va and not in a good way.
