Buy this house in my neighborhood:

https://www.redfin.com/DC/Washington/4331-Blagden-Ave-NW-20011/home/10011916

It's right across the street from Rock Creek Park. Doesn't meet your walkability requirement in terms of getting to stores, but otherwise a great neighborhood for walking.

Did anyone grown up use to say Sad! or Bad! before Trump?!

LOL @ suggesting Mt Pleasant or Cap Hill to get away from crime in Van Ness.

This lol. I was in agreement with them because of what is happening on Connecticut Ave until I read Mt Pleasant to get away from crime in van ness. Like what?

NP. there are some very quiet, safe pockets in Mt Pleasant. But def agree on staying away from Van Ness and the interior of Mt Pleasant.

The Mt Pleasant streets that are closest to the Zoo and Crestwood are way more pleasant in the evenings than AU Park or
UDC. The pot smokers occupy Soap Stone trail at night. Tenleytown metro has also deteriorated. DC is not 100% safe anywhere but some streets have less crazy folks screaming under influence at night

OP, if you’re not that familiar with NWDC, please understand that this thread has started to fill with way off base hot takes. If you are interested in any of these neighborhoods try to talk to people who live there IRL. There are certain posters who have a maniacal hatred for certain neighborhoods here and trash them for reasons unknown to me.

I didn’t know that, very helpful PP.

Anonymous wrote:$1.5-$2M will get you an amazing waterfront house in Severna Park/Arnold. There are great public and private schools. Plenty of people commute to DC but personally I wouldn’t want that commute more than 1-2 times per week. But it would be a magnificent lifestyle upgrade. If you don’t need to be waterfront you can find a great house for $800-1.2M and still be close to the water.

WAY too Trumpy. Pass.

There are way more than in the DC area…true. But lots of DC area people moving here (the more the better!). Annapolis is more blue than SP.

Wow - that’s gorgeous! We love old homes. And love all of the trees.

It’s zoned for MacFarland MS? Have you heard how well they handle IEPs?

Why not slum it at $1.8 and put the rest into investments?

This is depressing. By this standard, pretty much no one should be spending as much as they're currently spending on their mortgage (except if you bought long, long ago).

I don’t think we are quite up to $10m but we did buy a long time ago and have a lot of equity. Plus investments, savings, etc.

If we sold a few months ago at peak peak we could afford even more but I’m assuming the market will soften by the time we sell.

Lol, this is true on so many levels. Basically all of upper NW is like this.

I didn't see any mention of Palisades yet. I'd look there, or Woodley/Cleveland Park, Forest Hills, Chevy Chase, Hawthorne or Barnaby Woods.

I haven't heard much about MacFarland because it was closed when my kids were in middle school. For the next school year, the neighborhood is still grandfathered into Deal. Deal has a mixed reputation for handling IEPs but overall I have heard good things.

Will that have easy access to the purple line?
