And for those accusing troll. We want to spend max $720. For our salary, etc. it is upsetting we can't get what we want.

I don’t think you know the meaning of the word “affordable.” You’ve got a whole other thing going on with your self imposed, restrictive budget which has nothing to do with your HHI and what you can actually afford. You should absolutely move. Being house poor is par for the course in this area.

Can you not afford something like this:

There are plenty of mcmansions with your stats around here under 750.

And the schools are the same quality as anything in bama.

You mentioned in your title that you make combined $350k. Now you’re saying you want to afford the house on one salary? So, which is it? And why are you mad if you haven’t even defined the problem yet?

I think that you could get a lovely home in Davidsonville. You'd just have to spend a little bit more. You can afford it with your salary and equity.

Multiple acres for each one and the schools are very highly rated through middle school. Go private for high school.

Here is a brand-new 2300 sq ft home in Poolesville for $777,000. All the schools are highly rated. The houses in this development are on 1 acre lots. Enjoy. I would move to Poolesville if I didn't need to leave behind my friends.

Here's a lovely home in Brookeville on a 3 acre lot. Only $800,000. You can put in a decent kitchen island with all of the money you will have left over.

Plenty of houses for you in somewhere like Faquier or western Prince William. Problem is, you want something with half an acre in the middle of dc. That’s on you. Might want to lower your expectations.

You can get a new home on a half acre (or more) in Calvert County. We live in a rowhouse in the middle of DC and that suits us fine but I have contemplated moving once the kids are out of the house. (But Calvert has good schools, so don’t let that stop you.)

3br, 2ba. Relatively newer build. minimum half acre

If you are looking to stay in DC (and not VA or MD) there is literally nothing on the market right now that fits that description. It's not even a matter of price, what you are looking for flat out does not exist at this time.

We have the same HHI as OP and are looking for a 3br 2ba but no land requirement and would even do a row home or duplex and there is literally nothing available in NW for under $1.5M. And anything listed near 1.5 is going for way over. It’s effed, OP. I get it.

We were able to afford a SFH, 2,800 square feet, within 30 min driving commute of Park and 46th. This is what most people really should be able to have just like before. But here in DC having a real hard time finding something like this. It’s really screwed up when you think just 30 years ago something like this could be had on teacher salary like 40k a year but now unaffordable even for my family. It’s just unacceptable.

Are you a boomer? Teachers are not at 40k since 1990

Why would anyone build a 3br house on half an acre in the DMV? If you have that much land, your house will be much larger. It is an odd combination.

The half an acre is a ridiculous ask for close-in.

That would easily be pushing a million. Way over ops budget of 750k Max.

You could also expand your search to Capitol Hill (if you want to be in DC) or Bethesda (if you want good schools).

We are moving into a bigger house and are renting our existing house to a DC couple who decided to move here for exactly this reason. They are so excited to rent our modest house (until they find one to buy). They said it would be 2M in DC which is depressing for DC people. Anyway, just wanted to provide this anecdote. Maybe moving to another area isn’t so bad.

I’m from Gainesville. Talk about depressing.
