Close-in, small, high end house - Does it exsit?

Also, you'll have access to the W&O bike trail. The grand kids can come do the Vienna town events: 4th of July Fireworks, Halloween Parade, Christmas Stroll, etc... Easy access to toll road, 66 and metro.

You can buy a new home in Vienna for 1 million. I think you can get a reno'd small one for less.

You can walk to shops from the 2 on Cherri Drive and the one on Arch (that one is still in the beginning phase). Or you could just buy a teardown on that end of the neighborhood for $400K-ish and build your own. That would be much cheaper.

I live in PH and I don't think the neighborhood is what the OP had in mind. I wouldn't look in PH if I had a million dollars to spend. And mind you, I love living there.

I think it's perfect. There's a house going up for sale on Paxton that is only a few FEET from the shops - Trader Joes, Crisp & Juicy, Ledo's Pizza, Peets/Caribou Coffee, Tysons Pharmacy, China King, Pet Store, 7 Eleven, dry cleaner, and a barber and gas station. And there's a bunch more across Rt 7. Of course, they'd probably want to tear that house down, but it's a fantastic location as far as walking.

Nice house although it may be bigger than you are looking for. Easy walk to plenty of amenities. It has a small pool which may be nice for grand kids.

I think this home is over priced. There is a lot of brand new homes sitting at the 1.1 to 1.3 million mark

New builds in Vienna are more like $1.2 & up ... maybe you can get a lower end for $1.1 but $1.2 is the standard. Close to Maple it's closer to $1.3 & up ... well within OP's range, but these are generally pretty large (4500+ sqft).

PH only gets bashed when a PHer inevitably offers it up as the answer to every 'where should I live' regardless of whether it fits the bill or not.

p.s. - I can't put words in OP's mouth, but I'm pretty sure she's not referring to Crisp & Juicy, China King or 7-11 when she indicates a desire for "locally owned shops and restaurants." Another example of a PHer saying it's "perfect" when clearly it's not ... hence inviting the bashers.

You forgot about the whole foods, trader joes, frozen yogurt place, burger place, taco place, caribeau coffee, ledos pizza, lost dog the super safeway and the future silver line development which will be bringing in a wegmans and massive amount of pedestrian accessible stores..

LOL just the above were put in the last few years, kind of interesting all these new places are going up next to PH if there was not a market for them.

I wouldn't consider those in Pimmit Hills, but rather Idylwood or Falls Church.

1.5 million and below new builds (the listing above was not included because it is built in 2006).

+1. The Pimmit Hills posters are insufferable. They push PH like it's the Bayer Aspirin of real estate.

OP asked about walkable and the above border Pimmit Hills. Pimmit Hills is a neighborhood there are no stores with in it's boundaries.

It can be the pain relief for those looking for new construction with good schools, commutes and a sub 1 million dollar budget.

Exactly. I live in PH, which is a neighborhood, and I can walk to these stores with a motor delayed 2 year old, and PH and the stores are in the town of Falls Church.

Everyone forgetting that OP needs easy access to Fair Oaks. PH borders the 66 West exit. I go left out of the neighborhood, and there 66 west is. The only other towns I can think of would be maybe downtown Fairfax, or an old home in Vienna behind Rt. 123.

In other words, not so relevant for grandparents with a budget of up to $1.5M.
