I think you can get a reno'd small one for less.[/quote] New builds in Vienna are more like $1.2 & up ... maybe you can get a lower end for $1.1 but $1.2 is the standard. Close to Maple it's closer to $1.3 & up ... well within OP's range, but these are generally pretty large (4500+ sqft).[/quote]
