Close-in, small, high end house - Does it exsit?

This is close and I like to cozy cottage feel - the wood paneling in the sun room gives me flash backs to 1970's "Long Island dens."
Thank you.

You can walk to shops from the 2 on Cherri Drive and the one on Arch (that one is still in the beginning phase). Or you could just buy a teardown on that end of the neighborhood for $400K-ish and build your own. That would be much cheaper.

I live in PH and I don't think the neighborhood is what the OP had in mind. I wouldn't look in PH if I had a million dollars to spend. And mind you, I love living there.

Paint it white then it's beachy sunroom.

We want a smaller (<2,000 sq ft) home but with new and high end finishes. Think professional remodels on Houzz.com. We want to be within .5 mile of locally owned shops and restaurants and easy access into DC. We garden extensively and want at least some yard (maybe not more than a 10,000 sq ft lot) so that rules out a condo, row house on Capitol Hill or townhouse.

Grandkids are in Fair Oaks area and while we will not be babysitting on a daily basis as they will probably be in school FT once we move there, we will do Sunday family dinners, weekend date night and take care of sick kids.

No split levels or center hall colonials....

Budget <$1.5M

How difficult is it to find such a house or will we have to tear down and build from the ground up or remodel extensively?

If you are not familiar with the area, the drive time between fair oaks and DC is very long.

You will need to balance proximity to your kids vs how much you want to be in DC.

Areas that have town centers or local shops starting from closest to Fair Oaks to DC

Fairfax Towne Center
Town of Vienna
Tysons Silver Line Development Areas
City of Falls Church
North Arlington Areas
I would not recommend anywhere outside of those because it will severely impact travel times.

Although Old Town / Del Ray Alexandria would be great for you the travel time would be extreme.

I forgot one area

Fairfax Towne Center
Town of Vienna
Tysons Silver Line Development Areas
Mosaic District
City of Falls Church
North Arlington Areas

Are there SFHs with room to garden in Mosaic District?

Agree to also look in Town of Vienna and Falls Church City.

This. Vienna or FCC seem like the best bet. Arlington also has what you're looking for, but it's a pretty young, urban professional demographic ... far fewer retirees and a generally faster pace of life.

Disregard the Pimmit Hills comment. You will not find an attractive small home there. It is all large new builds or tiny original low income housing.

This is really hard to find. I looked for this exact home in MoCo two years ago. But, you can build this home. In Bethesda and Chevy Chase, you can get a lot close in for $750-800K and build a small high end home within your budget.

Builders will build this for a client. However, builders are not building any of these homes for "spec" purposes because their profit margin is not as high as putting in a gargantuan home.

Would you consider a condo? You'd have no problem finding what you are looking for in a condo? I ended up with a $1.2M town home.

City of Fairfax. Smaller, cottage style homes with large yards along Main Street - Maple Street, Chestnut, Oak, etc. much less than your budget, so you can fix it up the way you want and have money left over to spoil the grand kids. No, I don't live there but I do work for the city.

Lyon Village in Arlington. You will either need to renovate a house or up your budget a bit, but it has cute, small houses (and some bigger ones, too), is very walkable, small yards, etc.

No, no, no. Full of teardowns and very aggressive, money-obsessed careerists. I could not think of a less relaxing place to live or retire.

I think it is a great neighborhood (and I don't live there). Different strokes, I guess. But I would check it out.

City of Fairfax - good idea. Close to Fair Oaks.

As retirees, a smaller, close-in home in DC that is accessible to metro is a great idea. With a budget of up to $1.5 m, you should be able to get what you want.

Chevy Chase, Van Ness, Cleveland park, AU park are all good options.

Actually the house being proposed on Cherri is a small new build.

Since when are all the original house owners "low income".

People who pay 4-500k are not considered "low income"

There has to be something wrong with this house. It has been on the market on and off since January. Nothing in N. Arlington is staying on the market that long. It backs to St. Agnes school so that might be part of the problem. That said, the location is good - you could walk to the Lee Height shops and the strip of shops in Cherrydale.
