| What about lyon village |
I know none of the particulars of that house, though I live nearby and think it is truly lovely. But my guess is that it is a house that appeals only to certain buyers. It has beautiful, expensive details, but is small compared with other houses in that price range. Morris Day architects did the addition; they aren't cheap. Another home--newly built a few years back by Morris Day--in the area has been on the market for a long time, and I suspect for the same reason: it's an expensively finished home but small compared with others at the price point. So many buyers today want big, they don't care much about aesthetics. That house linked above--I've been coveting it for a long time. If I could afford it, I'd buy it in a New York minute. |
That house is beautiful! |

OP,
I think we might have the house you're looking for. We're about to list a ~2000 sq ft house in Cherrydale (Arlington) that was built in 2004 and has all the various amenities (full bath in every BR, high-end appliances, 2-car garage, etc.). Perfect location, and unusual for being new-ish but small (which was why we loved it when we bought, but now want to move on and find more space for our growing family). I think Pimmit Hills or Lyon Village would be perfect for OP.

| I've seen some really nice renovated ramblers in North Arlington - you'd have one-level living on 0.20 acres or less, and you could probably have it heavily landscaped so your work would be minimal. Maybe you could find something walkable to Westover or Lee Heights? Could also consider a bungalow or cape, basically anything with at least one bedroom and bath on the first floor. (I have a cape in Country Club, and there are lots of them around here. Some of them are REALLY nice inside.) |
The area near Pickett Road and Woodson HS is close to Trader Joes, Fair City Mall, and China Star. |

| I like the pics. I would like a "best of pimmit hills" photo showcase! |
| try clarendon |
| I can't think of anything in Clarendon that's easily walkable to retail AND has a 10,000 sq ft lot. |
Nothing wrong with the house. Problem is one of the sellers |

"Close-in, small, high end house- Does it exist?"
Yes. Alexandria City. Try 22302, 22305 for walkabilty to Del Ray. Alexandria is convenient to DC as well as 395 to get you to spots outside the Beltway. Here are a few that sold in last two years and the prices are lower than they are now, but there isn't much on the market right now. MLS#: AX7945502 MLS#: AX8035889 MLS#: AX7824955 |
this one does: AR8291337 |
Speaking of Caribou, has the Caribou next to Trader Joe's converted over to Peet's yet? I know that a few of the Caribou's in the area are either closing or not converting to Peets and staying Caribou. |
