OP indicated that his wife and her brother jointly inherited three separate properties in the will. If that is the case, the brother at some point had a vested property interest in the NC property. To the extent they "bought him," it is unclear fro OP's post and responses whether that was an informal arrangement or if the transaction was properly recorded in a way that cleared the title. . |

OP said pages ago that he AND his wife have owned the beach house for 4 years. The BIL is not the legal owner. OP is, and his wife, jointly. Learn to read. |
| Legal is all that matters. The legal owners decide. Someone getting mad - - that gives them no (special) power. |
We have asked him several times who owns the property on paper, and he has not answered that question. He has just alluded to an unequal distribution of profits from the sale of two other properties and the fact that he and his wife pay for and provide all of the upkeep. |
DP and how about not? Presumably OP and his family would like to use the beach house to go to the beach in the summer. And to a bunch of 20 year old frat boys? Hell to the no is 100% correct. |

OP here. My wife and own the house jointly. For tax purposes (knowing this was how we would divide the assests before executing it) he agreed to a larger share of the main house sale in exchange for signing a quit claim deed on the beach house. He has no ownership rights whatsoever. |
If you read and used critical thinking skills, you would understand that you are assuming. You might be assuming correctly, but when asked who is on the deed he just replied with they own the house. Clearly they paid a settlement meant to make them the owners, but did they carry through with documentation. People are just trying to make sure all nuances of BIL seemingly crazy claims are indeed crazy. |
Why would the brother's name have ever been on the deed? OP is pretty clear that the estate was large and was settled. You can't do that without probate or legal structures like a trust. This is a rabbit hole. |
Then you definitely need to tell him Hard no and be okay with whatever tension arises because of that. I would hate the tension, but no way would I let a bunch of frat boys stay in my beach house. One, what would they do to it, but two, I wouldn't want any liability for them. |
| Your wife should handle the conversation. You already told him no directly and it’s her sibling. If she wants to be firm or get angry, her decision. Brother was completely out of line and she needs to shut it down promptly if he attempts to fume at her. Sorry OP, he is definitely being rude. |

The question is why does the brother feel he can offer the house without asking you guys?
Did he give you big discount to buy it ? Anyway you guys are right but find a gentler solution to keep the peace. |
