People who got in first in this community saved a fair a bit of money. Prices on the upper tier models have increased roughly 10% since EYA first started taking orders. These townhomes are constructed better than probably 80+% of the builder grade SFHs in the area.

That said, if I didn’t work near Tyson’s, I’d wait for EYA’s upcoming community in Bethesda. TH prices will be perhaps $50K more but in a nicer location (at least for those that don’t work near Tyson’s).

OP, I just drove back from Marshall HS/past Tyson's Ridge and thought of this thread. Ignore all the haters. I think those townhomes are a great choice and I hope you have a great community there. Enjoy!

Builder spam? These townhouses are right off a very busy road, plus you get the added inconvenience of being more or less directly across from a high school with the additional congestion that entails.

Close to Tysons if you work there but otherwise not a great location.

OP, are you going to have a yard for your children to play in that's not common space? That was our biggest issue with living in a townhouse - we did have a yard which was great during the pandemic when our kids were small and we were outside ALL the time - but we really wished we had something bigger for them to run around in (our yard was fenced in and we weren't comfortable with sending them out to the common area alone). We did move last summer and while we miss our close in location, we're pleased with a bigger yard.

These townhomes look really similar to the ones further down Leesburg Pike that are closer to the new West Falls development. I'd be a little bummed to be spending that much money but not be able to walk anywhere except Trader Joe's and the library.

I live in a townhouse with no yard and it’s not an issue for me. I didn’t want the maintenance of a yard. And I got a nice public park kids from the neighborhood go to play and run around in

No, just the common area playground. No private yard. We considered that. We think we'll be fine but can't be sure until we move in.

Most modern EYA developments have a shared park and open space that is more than adequate for families. It’s not as good for pets. Without the small private yard, you can’t let a dog out at night, and the HOAs for these communities typically require that pets be accompanied at all times when outdoors.

OP, my family is moving to TR. We are also a family of four. We are excited as well. It's nice to know that there will be more kids .

This is only inconvenient for you. Most people find it convenient.
This is not a busy road that right in front of your house.
Being near a busy road like this is a plus. Easy access to highways.
Being near a school is a plus. Kids get to school in less than a minute.

Indeed. Most would not consider being right off ever-widening Leesburg Pike so close to the Beltway, along with the added traffic from the high school, to be a prime location.

But if it works for you, or you’re paid to market it….OK.

I think it’s a convenient location. Although what the above poster alluded to about Route 7 widening is correct. Fairfax County recently requested $210M from the NVTA to add to two more lanes to Route 7 for a bus rapid transit line between Tyson’s and the West Falls Church metro station. Ultimately, the plan is to extend the line into Falls Church City and Seven Corners, at the Mark Center in Alexandria.

On the plus side for Tyson’s Ridge residents, one of the bus stops for the new bus rapid transit line is in front of George C. Marshall, literally at their doorstep. So Tyson’s Ridge residents will be able to get to and from the Tyson’s and West Falls Church Metro station, on a dedicated, traffic-free lane for much of the way.

No, just the common area playground. No private yard. We considered that. We think we'll be fine but can't be sure until we move in.


Welcome to the area! My only concern about Tysons Ridge would be that your only way out is through the light across from Marshall HS which is always a pain in the butt or the light near Trader Joe's which is worse.
