McLean Hamlet?

And if you see the street names Macbeth, Falstaff, Capulet, Horatio, etc, and don’t think of Shakespeare, don’t blame that on the neighborhood. And realtor pp (I’m not her and don’t know her; I’m a neighbor to the new listing) is just stating facts. A modest house on what I’d call a thru street in the neighborhood recently sold for $1.35M and it’s a teardown.
If anyone has real questions, I’d be happy to answer.

DP here. I agree. McLean neighborhood threads, in general are aggressive, and does not speak well of McLean.

OP, there are some great neighborhoods in McLean. To begin, look for sidewalks, as they are rare.

What if sidewalks aren’t that important to you, but you dislike Toll Road noise?

Ok. Do you like Beltway or Rt 66 noise? Or Chain Bridge Rd noise? I have some suggestions.

Some of you need to get new windows. We have double pane and not much noise at all.

There are some posters that are over the top about that issue, because they want to believe, that in spite of every other issue their neighborhood has - at least they "aren't next to a major route". I would take the near a major route issue with a grain of salt, bc it varies with placement and topography. In other words, you can't tell from the map, you really have to see the house in person, McLean Hamlet or elsewhere.

That, and I don't know anyone, quite literally, who wants to take their life in their hands - be it a leisurely stroll or their children walking/biking to school/s.

It’s not just noise … it’s the health issue of inhaling all that exhaust emissions plus construction smells and chaos. The there are the cell towers.

So how far out of any city do you need to be to feel safe? Because there’s nothing different within 15 miles of DC in any direction. You’re either a green troll or you don’t live in the DMV.

I run/walk/bike in this neighborhood miles most days. You really need to see the house in person and listen. Yes, sound varies by time of year and weather, but besides that, with the topography of the neighborhood and the sound wall, sound hits different house to house, but mostly those affected are the houses with the sound wall in their back yard or directly across the street facing the sound wall. But I know people who live in those houses and they'll tell you why it's not a bother. Or that the benefits outweigh the negatives for them. The house listing discussed here is not negatively affected by road noise.

It's not just close to the Beltway. It's very close to the intersection of the Beltway and the Dulles Toll Road.

No thanks.

You can literally see the sound wall behind the house in the first pictures.

Some people see that as a plus because the sound wall, well, dampens the highway sound. But, sure, many others will keep looking.

But then you're staring at a large sound wall. So it mitigates one negative by creating another one.

The house is well-maintained and looks like it has some upgrades. The price seems to take the location into account—I think if it weren’t next to the Beltway it’d be 1K more at least. But definitely based on location many would rule it out (I would).
