Just did a google map street view and the house across the street (1309) is beautiful!

1309 is in definite need of a an update and some landscaping. But it is an example of the nicer colonials in the neighborhood. It's 1304 (the neighbor house to the right of the one for sale) that is an example of a really nicely done teardown. The young family lived in the house for some time and moved out during construction and moved back in, all pre covid. But it's clearly very well thought out for the family and the lot. But, not for sale.

It looks like many other 1960s subdivisions. Who knew that a subdivision that could just as easily be found in Annandale or Burke would generate such excitement just because it's got a McLean address.

Well unfortunately the address contributes to the quality of schools, resale, etc. Plus the commute from McLean is much more manageable than a Burke commute

OP, it’s great neighborhood but I would be concerned about expansion and the Beltway, the nearby bridge and I-66. We just moved from that area to get out of the traffic. Vdot is expending the HOT lanes to the north of there close to the bridge. Seven bridges are to be torn down and reconstructed—I imagine one is the one just yards from the Hamlet and get us the never ending fight over widening the American Legion bridge. We just got sick if it and left while the mclean market was hit. Check all of the VDOT postings. I know they have been culling trees and doing core samples drilling. Do your homework. The construction alone on I-66 is maddening

These anti-Hamlet threads are weirdly aggressively negative. The Hamlet has 500 homes and very few (3 last I checked) were in danger from beltway expansion. This is not a big secret. And if you see the street names Macbeth, Falstaff, Capulet, Horatio, etc, and don’t think of Shakespeare, don’t blame that on the neighborhood. And realtor pp (I’m not her and don’t know her; I’m a neighbor to the new listing) is just stating facts. A modest house on what I’d call a thru street in the neighborhood recently sold for $1.35M and it’s a teardown.
If anyone has real questions, I’d be happy to answer.

Weirdly aggressive? That someone actually is concerned about the horrible driving conditions in no Virginia? The expansion of the beltway? the widening if I-66 and the taking if homes by eminent domain? The bridges being reconstructed and widened? The pollution? The trees being taken down? American legion bridge bring everything widened to 14 lanes? The fact you can’t drive anywhere near the Beltway in McLean after 3:3O because of the intense traffic, mostly caused by Marylanders trying to get hime ir DC workers trying to get through the area home. We left the area because if this.

Can anyone speak to the road noise in the neighborhood? There are beautiful homes coming up in a reasonable price point but they are all very close to the highway

NP. We moved to the Hamlet from a high-rise Arlington and live right up against the toll road. Been here for about three years and I only note the noise during one time a year. Right after the leaves come down, it seems like there is a bit more noise for a week or so until my brain adjusts. Otherwise, I never notice it. I do notice the leaf blowers and general maintenance sounds but consider these a very good thing since people in the Hamlet take pride in keeping their yards in good condition. Love that my teens can ride their bikes to the pool and tennis courts and generally have plenty of friends around.

Also, FASS Results is a gem. They were the sellers’ agent when we bought, but it really stood out to our realtor how they were willing to do everything possible to make the transaction go smoothly and gracefully for everyone. (Glad that we bought before the latest run up in prices though!)

DP here. I agree. McLean neighborhood threads, in general are aggressive, and does not speak well of McLean.

OP, there are some great neighborhoods in McLean. To begin, look for sidewalks, as they are rare.
