Hi, I'm a longtime resident of McLean Hamlet. There's not a lot of turnover in the neighborhood. A handful of teardowns are trickling in. I'm not sure I understand your question but McLean Hamlet is a legal residential subdivision of about 500 homes (all connected with Shakespearan street names). I'm happy to answer any questions.

I think Hamlet is the one of the only McLean neighborhoods with great proximity to everything AND sidewalks, which is a huge bonus with kids, OP.

So prepare for tons of noise in your home

There are 500 homes in the Hamlet. Many have zero road noise. Most homes do not have significant road noise.The back edge of the neighborhood have backyards with a sound wall barrier. Some homes have significant highway sound. But this is easy to determine for yourself. It is hard to have easy access to 496, 66 and Dulles Toll Road without having some houses in earshot of road noise. Like much of McLean.


Sound walls don’t work. Pass

That was an example of homes with immediate proximity to the beltway or Dulles Tool/access rd. You can’t be convenient to work, school, shopping, airports etc and not live near a highway. For not being interested in McLean Hamlet, you sure spend a lot of time nay-saying here. Time to move on.

Mix of ages, but as homes turn over more young families are coming in. Some snobs inside the beltway do see 22102 as the “poor” side of McLean which is nuts because there are 3+ mill homes in many enclaves (not the Hamlet). A lot of folks renovate or build additions so homes are usually in the 1.2 - 1.4 mill range these days. Seeing more new builds pop up (2 mill or so) but not pervasive like other parts of McLean or Pimmit. The Hamlet is hilly so some lots are harder to rebuild on. Highway noise is only a problem on the streets bordering the toll road etc.

Hamlet pool is great, no wait list bc it’s not fancy like Tuckahoe. The neighborhood is fine but not the be all end all. Shouse is cheaper but further out.

If I were buying again I’d try to find something in Kent Gardens—more young families and the school is stronger. Hadn’t want the French immersion so didn’t go for it but hindsight is 20-20. There are more tear downs and new builds in the KG area.

Anyone interested, there's a neighbor obviously doing prep for a sale in the Hamlet. Sort of an unfortunate house (split foyer) on a not terrible lot (decent back corner space that has been the location for many outside parties. It will sell at a low price point for the neighborhood. Good chance it's a teardown too. But check out Capulet Ct in the Hamlet. I'm not the owner or realtor, just a neighbor watching all the activity.

It's an actual subdivision! That's why all the street names are Shakespearean.

You could live on Falstaff Road and visit a neighbor on MacBeth Street.


Wow, I have been in McLean for 12 years and I never realized this.

OP, I used to rent a home in the Hamlet and I loved it — I was sorry that I couldn’t afford to buy there. The PPs who spoke about the proximity to places were spot on. Easy access to Tysons, McLean, the toll road, etc. Schools are great, and there is a neighborhood pool within walking distance of all the homes in the Hamlet. Family-friendly, with a good mix of political persuasions.
