Sigh. This thread makes me think these homes are going to be monstrosities on tiny lots. We were seriously thinking about phase 2, but the recent discussions about options just turn me off. It’s easy to just put in the “actual” basics when you’re already talking about a 4BD, 4K+ home—upgraded cabinets, butler’s pantry, fireplace if not included, finish out the hardwood floors downstairs.

Wait to do the basement and outside later, unless a good special. Don’t go nuts at the design center.

But IDK, that must not be the mindset of folks buying in this neighborhood.


I'm with you but the houses (outside of windmill model) won't be monsters on small lots. They'll be nice sized, imo, on smallish lots. But I agree, I don't get this sentiment of "you are going to spend $100-150k at the design center, easy" - nonsense. I've been through the process before and this can't be further from the truth. I'm with you, though, basement/outdoor space you should do upfront. If mortgage rates continue to be super low, why not roll those costs into the mortgage? Basement is one of those things that you can put off doing and you'll have to find a contractor, etc. It can be a pita. Same with outdoor space. Those are 2 things I'd do upfront.

Bingo. People lose sight of the fact that these schools are UNDER utilized.

Buy the house if you need it .. The rest of the calculation is like trying to predict the stock market. If you plan on staying there with your family for many years then I think this is a good buy even at these $1.5 to $2m prices .. Many old houses are selling in this area for $1m+ .. I rather get a new home in a community like this than an old house.

Yes, these are exactly my sentiments. Wanting a new home in Montgomery County is extremely hard unless you want to go to Clarksburg...etc.

Just like any good business, Toll would have made political connections within mcps and their board prior to such a large endeavor. Not worried about rezoning until entire project complete.

Exactly I would get in now if I manage to get an appointment.. This project will take 4 years to complete and I will not be surprised if in phase 2 and 3 the base prices are 100K+ more especially on their largest home . The palatine .. From the outside it is a monster. Can people who visited tell how it looks inside? I went there, but they did not even allow me to visit - only open by appointment

Fair enough--I think we'd likely end up doing at least the rec room given the specials TB is always running. I enjoy the process of doing a more custom outdoor space, especially on small-ish lots. TB's luxury outdoor space is lovely, but takes up a lot of space and doesn't leave a ton more room to play around with. That is just my preference though.

Glad to hear I'm not the only one coming from the same perspective on the design center!

I believe someone mentioned a $20k credit. That's basically a finished rec room in the basement.
