You mean 1.3 - 2 million dollar .. when you add even the most basic options you are hundreds of dollars above the base price.

I agree on weird floor plans. Some of the Hamlets are connected and some aren't. My guess is that the latter are sold for the most part?

Also, where will the MPDU units be? Facing "Silver Shadow Alley"?

We are new to the area... why don't kids get into the magnets in this area?

It’s very competitive.
For middle school, they tested 8000 kids and 100 got slots at Eastern and 100 to TMPS. There simply aren’t enough slots for everyone who wants in and everyone in this area thinks there kids are gifted.
It’s extremely competitive. Don’t count on getting a spot.

Wow, the mpdu will only cost 200K, that’s crazy. I never realized MPDU’s cost was so little. I am curious what there cost would be if it was sold as regular townhomes and not as MPDU’s.

The scam of mpdus is rich folks buy them.

In nyc something similar and parents buy them for kids when graduate college and income low.

Not sure there is benefit for the scam you mentioned...the restrictions are terrible. Can’t sell for 30 years and when you do, 50% profit goes to county etc.

MPDU’s are backed up against Silver Shadow Alley. Also more MPDUs in Phase 2 mixed in with the Phase 2 Hamlets.

Any updates? Has anyone else gone in for an appointment, put down a lot hold, or signed a contract?

Curious how the deposits for holds work here. How long do you get before pulling having to pull the trigger? We are not currently ready to purchase but probably will be in the spring/summer. Hope there are units left by then!

Hi everyone - Mt. Prospect has been something that’s been on our radar due to its close proximity to family. However, as others have noted the potential for school resining gives us pause. Does anyone have any updates on rezoning they can share or any sources they can point me to? Please don’t blast me by telling me to do a google search. It’s actually not that easy to find information about timing, boundaries, etc. Thank you!

Sigh. This thread makes me think these homes are going to be monstrosities on tiny lots. We were seriously thinking about phase 2, but the recent discussions about options just turn me off. It’s easy to just put in the “actual” basics when you’re already talking about a 4BD, 4K+ home—upgraded cabinets, butler’s pantry, fireplace if not included, finish out the hardwood floors downstairs.

Wait to do the basement and outside later, unless a good special. Don’t go nuts at the design center.

But IDK, that must not be the mindset of folks buying in this neighborhood.

On schools—I’m not sure what the status is. But knowing how rough the commute is going to be from that area once (if) things get back to normal, I’d seriously consider looking in Howard County. Catonsville Homes has a neighborhood with stunning homes on much bigger lots right around 32 that should be released soon and is 40 minutes without traffic into the city (we toured the lots). And up in Turf Valley (about 50-55 minutes depending on where in the city) NV Homes is releasing a lot of wooded homesites. Both will likely be neighborhoods with homes that end up in the 1M-1.2M range.

While redistricting happens in that county as well, but the schools that kids would be shuffled to are all pretty fabulous.

This board if you look in MCPS schools is good. Also if you're on Facebook Moco Neighbors for Local Schools (full disclosure - it's former BOE candidate Stephen Austins group so it's definitely biased against wanting to move boundaries; good info though this board generally hates it).

Wootton, Travilah and Frost are under capacity. They will likely take kids from outside the current boundary from overpopulated schools, but they won’t take kids from Travilah/Frost/Wootton and move them as it defeats the overcrowding problem. Solving for overcrowding will also help the diversity issue.
For kids who go to overpopulated highly ranked schools like Churchill, yes, they are at more risk of getting reazoned, not an underpopulated good school.

I would not assume this at all. This development is closer to QO than wootton. It may make sense to you, but MCPS is a wild card.
