Agree. I live on that street and have seen a ton of activity in the past 2 days and there’s still no “for sale” sign up. It’ll probably go under contract this week. The other one on Morningside is already under contract.

Anyone see the listings for the Walter Reed condos? $1m for a 3 bedroom?? Seems lofty to me. Is it confirmed the new neighborhood is zoned for Shepherd?

Interesting. The Redfin listing says zoned for Takoma Education Campus and Coolidge.

Shepherd parent here. Definitely not zoned for Shepherd. You can see current zoning here: http://dcatlas.dcgis.dc.gov/schools/

I believe the Walter Reed development *may* be planned to have its own new DCPS elementary, but not 100% certain. I can't find any evidence of that. With Takoma switching from an EC to an ES, it should have the most capacity nearby to absorb more students. New boundary review is in 2022, and that's around when the question will be particularly relevant.

Interestingly enough, I don't think Cameron Dr NW actually exists yet. That place is listed way early. This may happen often int he burbs, but rarely in DC.

For some reason I thought Walter Reed would be mostly affordable housing, senior living, vets home, etc. But I guess this shows they’re going for a pretty well-heeled, younger crowd—very different from the surrounding area of sleepy suburban SFHs with many very longtime residents.

Agreed. The location is great and I could almost understand it if they were selling it for lot value only, but they're advertising it as a fixer upper. The exterior is too ugly so it doesn't make sense to throw $$$ into the interior. It would be better as a tear down.


Looks like they came to their senses somewhat—price lowered to $880.

Ah, I knew this guy would chime in. SP is farther from Deal/Wilson, has fewer amenities, and until recent years, was on the "wrong" side of town (which I think is what he's alluding to). However, while prices are still lower than WOTP, there's been pretty healthy appreciation recently, which will likely continue when Walter Reed comes fully online in the next few years.

Eh, I prefer the “amenities” in SP over CC any day of the week. Even if it means crossing the line to SS or Takoma. Agree, after Shepherd Rec center is built next year and Walter Reed, the “amenities” will be even better than most WOTP.

His point makes no sense either -- SP already presents a discount in terms of additional square feet. That's why WOTP people get so upset on SP threads - they paid the same amount for 1100 sq feet and a tiny yard, and they don't think people in SP should get nice houses in addition to good schools because they thought the choice was between those two options.

Also, I seem to recall discussions about an outdoor pool at Walter Reed--does anyone know whether that's a done deal yet, or whether it's just on the table?

I just checked and I see it referenced in an email from Brandon Todd, but again, not sure if confirmed.
